The Role
Environ Property Services is looking for a highly capable Drainage Operations Manager to lead, strengthen and grow our drainage division.
This is not a standard drainage management role. Drainage is the heart of Environ Property Services. It supports and connects directly with our damp, roofing, pest control, plumbing, leak detection, restoration and maintenance divisions. Many of the property problems we solve across London start with drainage, water movement, rain goods, leaks, defective underground systems or failed surface water management.
The successful candidate will take ownership of a fast-paced operational division, currently managing a team of approximately 10 people, with the clear expectation to help double the team within 12 months.

Minimum Requirements: 

  • Must reside within 1-hour travel from Fulham London, SW6 4HH.
  • A full UK driving licence is required.
  • A minimum of 5 years’ management experience in a fast-paced drainage, property services, facilities management, construction or maintenance environment.
  • Proven experience managing drainage engineers, supervisors or field-based teams.
  • Strong knowledge of CCTV drainage surveys, jetting, lining, excavations, rain goods, surface water systems and drainage repairs.
  • Experience dealing with emergency drainage works and reactive callouts and strong project management ability.
  • Excellent communication skills with clients, engineers, coordinators and senior management.
  • Commercial awareness and the ability to manage cost, margin, labour efficiency and supplier control.
  • Strong understanding of health and safety standards relevant to drainage operations.
  • Experience using CRM systems, job management software or digital reporting systems.
  • Relevant drainage, engineering, construction, health and safety or facilities management qualifications would be advantageous.

Duties & Responsibilities: 
Role Summary: 
As Drainage Operations Manager, you will be responsible for the leadership, control and growth of the drainage division.
You will manage the operational performance of drainage engineers, supervisors and coordinators, ensuring that jobs are delivered on time, safely, profitably and to Environ’s internal quality standard.
You will also be expected to work closely with other operations managers across damp, roofing, pest control, restoration and maintenance. Drainage is a central support division within the company, so communication and cross-division coordination are critical.
The role will involve managing day-to-day performance while also building the division for growth. This includes improving engineer standards, strengthening reporting discipline, enforcing CRM workflow compliance, supporting recruitment, improving gross margin, reducing operational leakage and building a stronger management structure beneath you.

Operational Leadership

  • You will oversee the day-to-day drainage operation, ensuring all works are planned, resourced, delivered and closed out correctly. This includes emergency callouts, CCTV surveys, jetting, drain repairs, lining, excavations, rain goods, leak detection and plumbing-related drainage works.
  • You will be responsible for ensuring all jobs move through the correct workflow stages: lead intake, survey, sales handover, execution planning, site brief, materials and logistics, site works, post-works verification, completion and post-completion pipeline management. The workflow manual sets out a nine-stage system for every drainage job, with specific controls for CRM updates, materials, CCTV verification, completion reporting and cross-division notifications. 

Team Management

  • You will manage a team of approximately 10 people across engineers, supervisors and coordination support.
  • The expectation is that you will help double the team within 12 months by improving recruitment, training, retention, field standards and operational structure.
  • You must be able to lead from the front, hold people accountable and create a culture where engineers take pride in their work, communicate properly and follow company process.
  • This role suits someone who has already managed teams in a fast-paced drainage, property services, facilities management, construction or maintenance environment.

Workflow and Systems Control

  • You will be responsible for making sure the drainage workflow is followed properly. This includes ensuring that: Every lead is recorded correctly in the CRM, The correct survey form is used, Emergency callouts are handled same day, Damp, pest and roofing referrals are sequenced properly, Materials and waste requests go through the correct internal route, Site supervisors sign off stages with photographs, Post-works CCTV verification is completed where required, Completion reports are issued correctly and accounts are copied in and The workflow manual states that CRM records, photographs, milestone sign-offs and cross-division notifications must be recorded on the same day they happen. It also states that post-works CCTV verification is mandatory for underground drainage works. 

Cross-Division Coordination

  • A major part of this role is working with the other managers inside Environ. Drainage supports multiple divisions:
  • For damp, drainage defects must be investigated and resolved before damp treatment begins.
  • For pest control, broken drains can be the primary rat entry route and must be repaired before pest treatment can be concluded.
  • For roofing, rain goods and surface water defects often sit between the roofing and drainage divisions.
  • For plumbing and leak detection, reactive leaks may create damp causation and planned works opportunities.
  • The workflow manual makes clear that drainage is operationally connected to damp, pest control, roofing, rain goods, plumbing and leak detection, with specific sequencing rules for each division. 

Commercial and Financial Control

  • You will be expected to run the drainage division with commercial discipline - This means protecting margin, reducing wasted labour, improving scheduling, controlling materials, reducing return visits, improving first-time completion rates and ensuring works are priced and delivered profitably.
  • You will work with senior management to monitor performance, revenue, gross profit, engineer productivity, job completion rates, complaints, re-attendance, sales conversion and division growth. 
  • The right candidate must understand that operational management is not just about keeping jobs moving. It is about building a profitable, scalable division.

Quality, Compliance and Health & Safety

  • You will be responsible for maintaining high standards across all drainage works. This includes site safety, RAMS, confined space awareness, excavation control, CCTV verification, photographic evidence, engineer conduct, client communication and compliance with internal standards.
  • The Drainage Operations Manager must ensure engineers do not self-certify critical stages where supervisor sign-off is required. The workflow manual confirms that site supervisors must inspect drainage jobs and sign off stage milestones in the CRM with supporting photographs.

Environ Property Services is a London-based property services company operating across five core divisions: drainage, damp, roofing, pest control and period building restoration. The company works closely across divisions because property defects are often connected. A damp issue may be caused by a leaking soil stack, failed rain goods, a blocked gully or a broken underground drain. A pest issue may be caused by an open-jointed drain allowing rodent access. A roofing issue may overload rainwater goods and drainage systems.
Our drainage division operates across underground drainage, surface water, rain goods, plumbing and leak detection. 
The internal workflow manual defines the drainage division as covering all stages from lead intake through survey, execution planning, logistics, site delivery, CCTV verification, completion and post-completion follow-up.

Fixed Hours with Overtime Options: Work from 8 am-5 pm, Monday to Friday, with the opportunity for overtime at enhanced rates.
Competitive Salary:  Salary negotiable depending on experience. Two 12-month growth KPIs will be agreed. If achieved, a set performance bonus will be paid.
