Senior Damp, Mould and Disrepair Surveyor – Overview

  • This is an exciting opportunity to lead the damp, mould and disrepair function within a forward thinking social housing provider.
  • You will be responsible for ensuring cases are inspected, diagnosed, managed and resolved in line with statutory requirements, including Awaab’s Law, HHSRS and the Housing Ombudsman Complaint Handling Code.
  • The role combines technical leadership with team management to ensure high quality service delivery and improved outcomes for residents.

Senior Damp, Mould and Disrepair Surveyor – Key Responsibilities

  • Manage and support a team of surveyors, including workload allocation, performance monitoring and technical guidance.
  • Lead on complex damp, mould and disrepair cases, ensuring accurate diagnosis and effective remedial actions.
  • Ensure compliance with Awaab’s Law, HHSRS requirements and internal policies, maintaining statutory timescales.
  • Oversee cases from inspection through to completion, working closely with legal teams, contractors and housing management.
  • Carry out inspections, prepare specifications and assess risks, recommending appropriate remedial works.
  • Maintain accurate records, including reports, photographs and risk assessments across all cases.
  • Monitor performance against targets, including case progression and completion timelines.
  • Provide quality assurance on reports, contractor outputs and completed works.
  • Collaborate with contractors to ensure works are delivered effectively and post inspected where required.
  • Identify trends in damp and mould cases and support preventative and planned investment strategies.
  • Provide technical advice to internal stakeholders and senior management.
  • Ensure clear and timely communication with residents throughout the process.
  • Support vulnerable residents by considering safeguarding and reasonable adjustments.
  • Prepare reports and briefings for senior stakeholders and external bodies.

Senior Damp, Mould and Disrepair Surveyor – Applicant Essentials

Essential

  • Strong technical knowledge of damp, mould, condensation, water ingress, ventilation and building defects.
  • Experience diagnosing defects within domestic housing.
  • Solid understanding of Awaab’s Law, HHSRS, landlord obligations and housing legislation.
  • Experience managing or supervising staff and driving performance.
  • Experience preparing survey reports, specifications and schedules of work.
  • Proven experience working with contractors to deliver repairs and remedial works.

Desirable

  • Experience within a social housing provider environment.
