Our client a Tier 1 Residential Developer is looking for a Senior Project Manager for their project in East London

ROLE DESCRIPTION - RESPONSIBILITIES AND ACCOUNTABILITIES:

Health and Safety 

Responsible for internal elements of scheme as well as associate storage / logistics

Be seen as a Leader of the company will be Proud to be Safe campaign and ELOS.

Be leader for team of internal Site Managers.

Become familiar with and ensure full compliance of group OHS&E procedures

Ensure Site Rules are abided to and assist the site team in managing this.

Comply with Safety Training programme and protocols.

Ensure the documentation and filing of all safety records happens.

Ensuring all TBT, RAMS, are carried out and kept up to date including RAMs register.

Conduct H&S briefings as required.

Ensure that all near miss reports and accidents are reported and required documentation produced and closed out.

Chase down close out of any safety issues that are raised.

Conduct weekly H&S inspections and lead external inspections in your responsible work areas.

Production

To develop SRP / Fit out Matrix to ensure ORPC/Handover dates are achieved for individual plots/units and the block as a whole.

Run and manage fit out coordination meetings.

Input to Design team meetings.

Run and manage Subcontractor packages and progress meetings.

Input to Risk Registers.

Give instructions in respect of the detailed programming and sequence of works and ensure that subcontractors are managed to meet these requirements.

Ensure that contractors have a proper understanding of the Construction Programme dates and are managed to maintain the Construction Programme. Confirm agreed dates.

Report any shortfalls on the contractor’s performance to programme and quality standards to your line manager when and only when these have been addressed but not satisfactorily resolved by the Site Manager. Identify any lack of information as early as possible and achieve resolution with the Technical

Department to ensure that the programme is secured. Liaise with Statutory Authorities and Inspection

to ensure all inspections are completed and all service connections completed in accordance with the Construction programme. The job holder must have a clear understanding of the construction process and the sequencing of the trades. 

Manage the design, manufacture and construction of the works. 

Liaise with the contractor to ensure the design is implemented as agreed.

Coordinate with the site team in the management of production activities. 

Organise coordination meetings with the design team 

Subcontractor liaisons to ensure coordination between trades is maintained including fit out trades 

Monitor progress against a build programme on a weekly basis 

Development of QITP and Ensure full compliance with the ITP including all QA and Commissioning requirements including use of field view.

Checking plans, drawings for accuracy of installation 

Ensuring that all materials used and work performed are as per specifications 

Managing, monitoring and interpreting the contract design documents 

Managing and monitoring whole testing and commissioning procedures and processes 

Liaising with the subcontractors, and management team involved in the project 

Liaising with the local authority (where appropriate to the project) to ensure compliance 

Planning the work and efficiently organizing the plant and lifting equipment to meet agreed deadlines 

Preparing progress reports as required 

Resolving any unexpected technical difficulties and other problems that may arise 

Raise and close out NCR’s as required. Update the NCR register as necessary.  

Commercial 

Liaise with CM and Commercial team regarding instructions and variations 

Understand contract documents and PSI 

Clear commercial acumen to ensure that site activities are planned as set out in the contract and program 

Produce delay reports as required by commercial team and Project Director 

Raise instructions for any works not covered in contract once confirmed with Project Director 

Review and comment on contractor reports and application for payment 

Quality Management 

Understand and implement the required standards of the company and consultant’s specification, including British Standards and Eurocode 

Implement the quality management systems throughout the build process including Fieldview 

Be able to identify trade failings with quality, document the findings and ultimately ensure the works are rectified to meet the desired standards. 

Arrange benchmarks with Local Authority and Consultants as required 

Ensure full compliance with the Project Quality Plan and input information as required 

Coordinate with Quality Champions. QC to be made aware of updates to control documents 

Administration - Ensure the following is carried out: 

Contract administration, notices etc. 

Site Instructions 

Daily site diary. Include delays and mitigation measures. 

Record of up to date progress photos 

Record of up to date progress and produce progress reports
