The Opportunity

An excellent opportunity has arisen for an experienced Senior Quantity Surveyor to join a leading specialist contractor operating within the passive fire protection sector.

The business delivers a wide range of fire protection solutions across commercial, residential, healthcare, education and public sector projects, working with major contractors, developers, housing associations and asset owners throughout the UK.


The successful candidate will play a key role in the commercial delivery of multiple passive fire protection projects, providing commercial leadership from tender stage through to final account.


The Role

Reporting to the Commercial Director, the Senior Quantity Surveyor will be responsible for managing the commercial performance of a portfolio of passive fire protection projects, ensuring robust cost control, contract administration and financial reporting.

This role requires a commercially astute professional with experience managing fire stopping, compartmentation and passive fire protection works, capable of operating independently whilst supporting the wider commercial team.


Key Responsibilities

  • Manage the commercial delivery of multiple passive fire protection projects from pre-construction through to final account.
  • Take responsibility for project budgets, cost control and financial reporting.
  • Prepare and submit client valuations, applications for payment and variation accounts.
  • Identify, value and negotiate variations arising from changes in scope and site conditions.
  • Manage subcontractor procurement, tender analysis and contract awards.
  • Administer subcontractor accounts including valuations, payments, variations and final accounts.
  • Produce monthly CVRs, cost reports and project forecasts.
  • Monitor project cash flow and ensure commercial targets are achieved.
  • Work closely with operational teams to ensure projects are delivered in line with programme and budget requirements.
  • Support tendering activities and provide commercial input during bid submissions.
  • Review contracts and identify commercial risks and opportunities.
  • Negotiate and agree final accounts with clients and subcontractors.
  • Build and maintain strong relationships with clients, main contractors, consultants and supply chain partners.
  • Support dispute avoidance and commercial resolution where required.
  • Mentor and support junior commercial staff where appropriate.


Candidate Requirements

  • Proven experience operating as a Senior Quantity Surveyor within the construction or specialist subcontracting sectors.
  • Strong understanding of passive fire protection works including:
  • Fire Stopping
  • Compartmentation
  • Fire Doors
  • Fire Protection Surveys
  • Remedial Fire Protection Works
  • Experience managing projects within occupied buildings, social housing, healthcare, commercial and public sector environments would be advantageous.
  • Strong knowledge of contract administration and commercial management principles.
  • Experience managing valuations, variations, CVRs and final accounts.
  • Excellent negotiation and stakeholder management skills.
  • Strong commercial awareness with the ability to maximise project profitability.
  • Degree qualified in Quantity Surveying or a related discipline preferred.
  • Membership of RICS or working towards chartership would be advantageous.
