Our client, an established North West based contractor, are seeking an experienced Senior Quantity Surveyor/Quantity Surveyor to join their growing retrofit and refurbishment division, supporting large-scale social housing improvement programmes across Manchester and West Yorkshire. This is a key commercial role working on multi-year projects focused on energy efficiency upgrades, fabric-first improvements, and decarbonisation works within occupied social housing.

You will lead commercial management across a portfolio of schemes, ensuring accurate cost control, strong contractual governance, and effective stakeholder coordination in a fast-paced, resident-focused environment.

Key Responsibilities

  • Lead commercial delivery across multiple live retrofit refurbishment projects (EPC upgrades, insulation, roofing, windows/doors, M&E upgrades, etc.).
  • Manage project budgets, cost plans, cashflow forecasts, and monthly valuations.
  • Prepare, negotiate, and manage sub-contract packages, variations, and final accounts.
  • Ensure full compliance with NEC / JCT contracts and internal commercial procedures.
  • Provide commercial support to site teams, project managers, and client representatives.
  • Undertake risk and value management, advising on cost-saving opportunities.
  • Produce accurate reporting for senior management and clients.
  • Build strong relationships with social housing providers, residents’ teams, and supply chain partners.
  • Drive best practice in commercial management for PAS 2035/retrofit-led projects.

Skills & Experience

  • Proven experience as a Quantity Surveyor, ideally at Senior level, within refurbishment, social housing, or retrofit/energy efficiency projects.
  • Strong understanding of NEC and/or JCT forms of contract.
  • Track record of managing commercial performance on multi-site or framework-based programmes.
  • Excellent analytical, negotiation, and communication skills.
  • Ability to work across live occupied properties with sensitivity and professionalism.
  • RICS accredited or working towards chartership (preferred but not essential).
  • Full UK driving licence.
