At a glance

We are looking for an experienced Senior Site Manager to take day-to-day ownership of a circa £8m super-prime residential refurbishment and basement project in Central London, from site establishment through to Practical Completion.

This is a technically demanding private residential project in a highly sensitive Central London setting, involving basement works, structural alterations, temporary works, high-quality detailing, tight logistics and a strong compliance environment.

Project duration — c.24 months to Practical Completion
Engagement — Contract / self-employed, subject to agreed terms, status and compliance checks
Hours — Site attendance from 07.30 to 17.00; physical works remain subject to approved working hours, site rules and permissions
Reporting to — Project Director

The role

You will be the senior operational presence on site, accountable to the Project Director for site operations, delivery, quality, programme, health and safety, and subcontractor coordination.

Day to day, that means:

  • Running the site — daily plan, weekly look-ahead, subcontractor coordination, logistics, deliveries and labour.
  • Leading health and safety — inductions, toolbox talks, RAMS, permits, daily walks and stopping work when it is not right.
  • Owning quality — inspecting workmanship, challenging anything that is not to standard, running the snagging list and keeping a clean photographic and written record.
  • Coordinating the temporary works interface, working closely with the TWC, temporary works designer, structural engineer and trade contractors on the basement and structural packages.
  • Keeping the site compliant with the project’s Construction Management Plan and applicable local authority construction requirements — including neighbour relations, working hours, deliveries, dust and noise.
  • Maintaining accurate site records, daily diaries, photographic evidence, inspection records and close-out documentation.

About you

Essential:

  • Proven Senior Site Manager / Site Manager experience on high-end residential refurbishment projects, ideally in Central London.
  • Direct experience of basement works, structural alterations and temporary works coordination.
  • Technically minded and delivery-focused, with strong ability to read, interrogate and coordinate construction drawings, details and specifications.
  • Strong practical understanding of sequencing, temporary works interfaces, logistics, access constraints and subcontractor coordination.
  • SMSTS, CSCS Manager-level card and First Aid at Work — all in date.
  • Asbestos Awareness — in date.
  • Comfortable with site digital tools, including programme software, document control, RAMS / permit systems and photographic reporting.
  • Strong health and safety discipline, both practically on site and through accurate paperwork.

Strongly preferred:

  • NVQ Level 6 in Construction Site Management or equivalent.
  • Temporary Works Coordinator or Temporary Works Supervisor training, ideally aligned with BS 5975.
  • Experience working on listed buildings, conservation area projects or high-sensitivity private residential schemes.
  • Experience operating in neighbour-sensitive Central London environments.
  • Experience with basement excavation, underpinning, structural alterations, monitoring regimes and complex logistics.

You will be:

  • Hands-on, organised and proactive — someone who walks the site before opening the laptop.
  • Quality-driven and willing to challenge poor work, with the diplomacy to do it well.
  • Firm but fair with subcontractors; commercially aware without losing sight of the build.
  • Calm, discreet and comfortable in a private client environment where confidentiality is part of the job.
  • Forward-thinking, accountable and able to anticipate issues before they affect programme, cost or quality.
  • Comfortable working in a lean project structure where clear communication, accurate records and personal ownership matter.
  • Ambitious — someone who wants to grow with the project and the business.

What we offer:

  • A day rate of £325–£375, subject to experience, with scope to exceed this for an exceptional candidate with proven basement, temporary works and super-prime residential experience.
  • A completion bonus / performance incentive payable against agreed objective criteria, including programme, safety, quality and budget performance.
