Role Overview
W Property Solutions is seeking a highly organised and proactive Block Manager to manage a portfolio of residential developments across London and within the M25.
The role requires full ownership of day-to-day management, ensuring developments are well maintained, fully compliant with statutory requirements, and that clients receive a consistently high standard of service.
This is a hands-on position suited to someone who is detail-oriented, accountable, and confident working in a fast-paced environment.
Key Responsibilities
Portfolio Management
Manage a portfolio of residential blocks and estates
Act as the primary point of contact for clients, leaseholders, and RMC directors
Carry out regular site inspections with clear reporting and action tracking
Ensure all properties are maintained to a high standard
Client & Leaseholder Communication
Manage all correspondence in a timely and professional manner
Attend AGMs and client meetings where required
Issue formal communications including notices, updates, and consultations
Handle complaints and queries effectively, maintaining strong relationships
Compliance & Risk Management
Ensure full compliance across developments, including:Fire Risk Assessments
Health & Safety requirements
Asbestos reports
Lift and plant servicing
Track and implement all recommended actions
Oversee insurance requirements and claims where necessary
Contractor & Maintenance Management
Appoint and manage contractors and service providers
Obtain and assess quotations to ensure best value
Oversee works on site to ensure quality and completion
Approve contractor invoices in line with completed works
Service Charge & Financial Oversight
Assist with the preparation of annual service charge budgets
Monitor expenditure against budget and report variances
Review and approve invoices
Work closely with the accounts team to ensure accurate reporting
Major Works & Projects
Support Section 20 consultations
Coordinate planned maintenance and capital works
Liaise with consultants, surveyors, and contractors
Ensure projects are delivered on time and within budget
Key Skills & Experience
Minimum 2–3 years’ experience in block/property management
Strong understanding of leasehold management and compliance
Experience managing service charges and contractors
Excellent written and verbal communication skills
Highly organised with strong attention to detail
Able to manage multiple priorities effectively
