Our client is a well-established property management firm boasting a decades-long history with its Headquarters based in North London and they provide property management services to a large portfolio of properties across the capital and spanning down to the South coast.  The organization is steadily expanding its asset base through a mix of acquiring new properties, building developments and repurposing existing sites.             

Key Responsibilities:

  • Handling day-to-day occupant communications, though direct inquiries are limited as the majority of the residential stock is outsourced to external agencies.
  • Coordinating emergency and routine maintenance, including carrying out physical site checks, dispatching contractors, generating purchase orders, and keeping occupants informed.
  • Managing end-to-end property insurance claims, liaising with policyholders, and overseeing reinstatement works.
  • Ensuring all mandatory health, safety, and building compliance certifications are updated and scheduled across internally managed units.
  • Processing permissions for property modifications, subletting, and lease variations, instructing legal counsel when complex approvals or formal legal actions are required.
  • Identifying lease violations and working with internal or external legal teams to resolve non-compliance issues.
  • Meeting regularly with external management partners to review service charge arrears, major works programs, and ongoing operational issues.
  • Processing pre-sale enquiries, completing LPE1 packs, collecting relevant fees, and conducting site inspections prior to transfer where required.
  • Supervising recurring service providers (e.g., grounds maintenance, cleaning teams) operating under service level agreements.
  • Managing statutory consultation workflows for major works, including issuing formal notices, instructing surveyors, raising capital demands, and tracking project execution.
  • Assisting with annual service charge budget drafting, tracking debt collection across portfolios, and auditing incoming demands or invoices for corporate leasehold assets.
  • Overseeing the letting and administration of garage units, parking permits, and licensed spaces.

Essential Experience / Qualifications and Attributes Required:

  • 5 years of experience in Block Management (including prior exposure to dealing with HRB’s)

Desirable Experience:

  • Formal qualifications in Property Management preferred but not essential
