BMS Commissioning Engineer

An established Building Management Systems specialist is looking to recruit an experienced BMS Service / Commissioning Engineer.
The business provides complete HVAC control and BMS solutions, including system design, control-panel manufacture, electrical installation, software engineering, commissioning, planned maintenance, reactive support and energy optimisation.
You will work across commercial buildings, healthcare facilities, education, retail, leisure, financial services and local government properties. The position combines service and fault-finding responsibilities with the commissioning of new installations, upgrades and refurbishment projects.
Key responsibilities
- Commission new and upgraded BMS and HVAC control systems.
- Carry out planned preventative maintenance and reactive service visits.
- Diagnose and rectify controller, network, software, sensor, actuator and field-equipment faults.
- Develop, modify and test controller software, control strategies and graphical interfaces.
- Perform point-to-point testing and prove control-panel inputs and outputs.
- Commission plant including boilers, pumps, air-handling units, fan-coil units, ventilation systems and associated HVAC equipment.
- Test control sequences, alarms, interlocks, time schedules and safety functions.
- Integrate third-party equipment using protocols such as BACnet, Modbus and M-Bus.
- Upgrade or replace legacy controllers while minimising disruption to occupied buildings.
- Analyse system performance and recommend improvements to comfort, reliability and energy efficiency.
- Provide remote diagnostic and technical support where appropriate.
- Produce clear service reports, commissioning documentation, point schedules and records of software changes.
- Explain identified faults and recommended remedial work clearly to customers.
- Liaise with project managers, control-panel engineers, electrical installers, subcontractors and client representatives.
- Manage assigned work efficiently and identify any additional materials or return visits required.
- Participate in the engineer call-out rota where applicable.
- Work safely and comply with site rules, risk assessments and company health and safety procedures.
Experience and technical knowledge
The successful candidate should have:
- Previous experience servicing or commissioning commercial BMS and HVAC control systems.
- Strong knowledge of HVAC plant and common control strategies.
- Competence in electrical fault-finding and interpreting control-panel drawings and wiring diagrams.
- Experience with one or more major BMS platforms, ideally Trend, ABB Cylon or EasyIO.
- Additional experience with Tridium Niagara, Siemens, Schneider Electric, Satchwell, Heatmiser or other open-protocol systems would be advantageous.
- Experience commissioning controllers, supervisor software and front-end graphics.
- An understanding of BACnet and Modbus integration.
- The ability to complete point-to-point testing and identify installation or panel-wiring defects.
- A practical understanding of networking, IP addressing and BMS communications.
- The ability to work independently while knowing when to seek additional technical support.
- Good written communication and accurate reporting skills.
- A full UK driving licence.
Desirable qualifications
- Recognised electrical, controls or building-services qualification.
- Manufacturer training or certification in Trend, ABB Cylon, EasyIO, Tridium Niagara or Siemens systems.
- ECS or CSCS card.
- 18th Edition electrical qualification.
- Relevant health and safety training, such as SSSTS, IPAF or PASMA.
- Experience with energy monitoring, metering or critical-power monitoring systems.
- Experience working in occupied, live or critical environments.

Some commissioning, upgrade or shutdown work may need to be completed outside normal operating hours to minimise disruption to customers. Any call-out rota, overtime arrangements and travel expectations will be confirmed as part of the employment offer.
