Building Services Manager

Hays Construction and Property

Salary: £90,000 - £94,000 + package
Location: Thames Valley, with regional travel across Oxford, London and the Southern Counties
Role: Building Services Manager

Hays are working with a major UK main contractor who are looking to appoint an experienced Building Services Manager to support their regional workload across the Thames Valley, Oxford, London and the Southern Counties.

This is a senior role within the business and would suit someone who wants more than a single-site position. You will have oversight across a number of projects, supporting schemes from preconstruction and tender stage through to design coordination, procurement, installation, commissioning and final sign-off.

The contractor is a well-established, privately owned construction group with a strong reputation for delivering large-scale and technically challenging projects across the UK. Their work covers sectors including commercial, industrial, logistics, education, offices, leisure, defence, student accommodation and mixed-use developments.
This is a role for someone who enjoys being involved early, influencing decisions, solving technical issues before they become site problems and working closely with senior operational, commercial and design teams.

The opportunity

This position sits across the region, so you will not be tied to one project every day. You will provide building services support across both tenders and live schemes, making sure the M&E strategy is correct from the outset and properly managed through to completion.
You will be involved in reviewing designs, challenging technical proposals, supporting procurement, managing M&E risk and ensuring services are properly coordinated with the construction programme.

As projects move towards completion, you will also support the commissioning process, client demonstrations, handover information, compliance, testing and final sign-off.
It is a strong opportunity for a senior Building Services Manager who wants a visible regional role with influence across multiple projects, rather than simply managing services on one site.

The role will involve
  • Providing regional MEP / building services support across the Thames Valley, Oxford, London and Southern Counties
  • Supporting projects from preconstruction through to commissioning, handover and aftercare
  • Reviewing mechanical, electrical and public health design information
  • Supporting tenders with technical reviews, risk analysis and value engineering input
  • Reviewing M&E subcontractor returns from a technical and commercial perspective
  • Working closely with Preconstruction Managers, Design Managers, Project Managers and Commercial teams
  • Ensuring building services packages are coordinated, compliant, buildable and aligned with the programme
  • Supporting procurement strategy for M&E packages and specialist subcontractors
  • Attending technical, design, progress and commissioning meetings
  • Identifying MEP risks early and helping develop practical solutions
  • Supporting site teams with installation quality, technical queries and coordination issues
  • Overseeing commissioning plans, testing, client training, handover and final sign-off
  • Ensuring projects are ready for practical completion from a building services perspective

What they are looking for
The client is looking for an experienced Building Services Manager, Senior MEP Manager or technically strong building services professional who can operate confidently across both preconstruction and live project delivery.

You will need strong technical knowledge across mechanical and electrical services, but just as important will be your ability to communicate with different teams, challenge information where needed and bring people together to get the right result.

This role would suit someone who is commercially aware, practical in their approach and confident dealing with consultants, subcontractors, clients and internal project teams.
The successful candidate will be able to look at a project early and understand where the risks are likely to be - whether that is design coordination, procurement, commissioning, programme, compliance or handover. You will need to be comfortable supporting several projects at different stages and giving clear, sensible advice to project teams.

Why this role should appeal
  • £90,000 - £95,000 + package
  • Senior regional role with real influence across multiple projects
  • Work across the Thames Valley, Oxford, London and Southern Counties
  • Involvement from tender and preconstruction through to commissioning and final sign-off
  • Opportunity to work on major, technically challenging schemes
  • Strong pipeline of regional work with a well-established UK contractor
  • More variety than a single-site building services role
  • Chance to work closely with senior leadership, preconstruction, commercial and operational teams
  • Long-term opportunity within a stable and respected construction group
