Clerk of Works – Home-Based

Location of sites: Norfolk and Suffolk, East Anglia
Salary: £50,000–£55,000 DOE
Hours: Full-time, 35 hours per week

I’m working with a respected multidisciplinary property and construction consultancy seeking an experienced Clerk of Works / Site Inspector to join its established team.

This is a genuinely home-based position covering projects across Norfolk and Suffolk. The successful person will travel directly from home to sites, with no requirement to report routinely to an office. There will be very occasional travel to the London head office.

You’ll play a key role in maintaining construction quality, compliance and workmanship standards across predominantly residential new-build and refurbishment projects. Working independently, you’ll undertake regular inspections, monitor progress and produce clear, detailed reports for clients, Employer’s Agents and Project Managers.

The Role

  • Undertake regular inspections of new-build and refurbishment projects
  • Monitor progress and verify that works comply with contractual drawings, employer’s requirements, Building Regulations and warranty standards
  • Identify and report on defects, discrepancies and workmanship issues
  • Maintain accurate and current defect trackers
  • Undertake snagging, de-snagging and end-of-defects inspections
  • Produce detailed, timely inspection reports supported by photographs
  • Liaise confidently with contractors, consultants, clients and project teams
  • Maintain project records in accordance with company quality-assurance procedures

About You

You’ll have previous experience as a Clerk of Works, Site Inspector or Construction Quality Inspector, together with excellent knowledge of building construction and a strong eye for detail.

You must be capable of working autonomously, managing your own site visits and producing high-quality written reports using clear professional and technical language.

Membership of ICWCI or CIOB is desirable, although candidates with strong relevant experience who are working towards professional membership will also be considered.

As the position covers sites throughout Norfolk and Suffolk, you should live within reasonable travelling distance of the region and be comfortable travelling directly to different projects from home.

Requirements

  • Previous Clerk of Works or directly relevant construction-inspection experience
  • Strong knowledge of building construction, workmanship and quality standards
  • Experience inspecting residential new-build and/or refurbishment projects
  • Understanding of Building Regulations and warranty-provider standards
  • Familiarity with JCT and NEC forms of contract
  • Strong written reporting and interpersonal skills
  • Confidence using Microsoft Office and tablet-based inspection software
  • Full UK driving licence and access to a vehicle

The Offer

This is a full-time, home-based position offering considerable flexibility and autonomy. You’ll manage your own inspections and workload while receiving the support of an established multidisciplinary consultancy with an excellent reputation for technical quality.

The position offers a varied portfolio of projects across Norfolk and Suffolk, alongside professional development and the opportunity to build a long-term career within an experienced Clerk of Works team.
