Our client, a leading provider of integrated facilities management and infrastructure solutions is hiring for an experienced Commercial Manager to lead the commercial and financial management of a high-profile, multi-site Welsh Government and Swansea University FM contract.
This role will take full responsibility for commercial performance across a diverse portfolio delivering cleaning, soft FM, and security services, ensuring robust financial control, contractual compliance, and strong stakeholder engagement.
The successful candidate will be a key member of the contract leadership team, driving value, managing risk, and supporting operational excellence across a complex £11m annual contract.
Key Responsibilities
As Commercial Manager, you will take ownership of the commercial performance of a high-profile contract portfolio, driving financial success, managing risk, and building strong client and stakeholder relationships.
Key responsibilities include:
- Leading all commercial and financial activities across the contract portfolio, ensuring strong governance, profitability, and contractual compliance.
- Managing commercial relationships with clients, supply chain partners, and subcontractors, acting as the primary point of contact for commercial matters.
- Delivering effective cost control, budget management, forecasting, and margin protection to achieve financial objectives.
- Overseeing payment applications, valuations, change control, variations, compensation events, and claims management.
- Identifying and mitigating commercial risks while maximising opportunities throughout the contract lifecycle.
- Producing accurate month-end financial reports and commercial insights using SAP-based systems and advanced data analysis tools.
- Developing and maintaining robust commercial records, including cashflow forecasts, cost reporting, change registers, and performance data.
- Providing timely and insightful commercial reporting to senior stakeholders to support strategic decision-making.
- Supporting procurement and supply chain strategies through contract negotiations, performance management, and value engineering initiatives.
- Building strong partnerships with operational teams to ensure commercial objectives are aligned with service delivery and contract performance.
- Leading, mentoring, and developing commercial team members, fostering a culture of continuous improvement and commercial best practice.
- Championing high standards of commercial management and maintaining up-to-date industry knowledge through ongoing professional development.

Person Specification
Essential Experience & Qualifications
- Proven experience in a Commercial Manager or Senior Quantity Surveyor role within FM, construction, or services-based contracts.
- Experience managing contracts of significant value and complexity (preferably £5m+).
- Strong understanding of facilities management contracts, particularly soft services (cleaning/security desirable).
- Demonstrable experience with:
- Cost management and forecasting
- Contract administration and change management
- Financial reporting and SAP or similar systems
