Salary: £50,000–£60,000 depending on experience

The Role

We are recruiting for an experienced Commercial Manager to oversee the commercial performance of a growing portfolio of social housing, property maintenance and framework contracts.

This is a senior position responsible for managing the commercial relationship between the business and its clients, protecting contract margins and ensuring all works are correctly priced, evidenced, valued and invoiced.

The successful candidate will ideally have experience working within social housing, housing associations, local authorities or a contractor delivering works under framework agreements and Schedule of Rates contracts.

You will work closely with operational teams, clients and the senior leadership team, while also overseeing the commercial administration function.

Key Responsibilities

  • Manage the commercial performance of social housing and framework contracts
  • Review contract terms, framework requirements and Schedule of Rates pricing
  • Oversee the pricing and submission of quotations, variations and additional works
  • Ensure completed works are correctly coded, evidenced, valued and invoiced
  • Produce commercial forecasts, reports and contract performance updates
  • Manage disputes, rejected works, payment issues and commercial queries
  • Work closely with operational teams to ensure works are delivered in line with contract


Requirements

  • Identify commercial risks and opportunities across each contract
  • Review subcontractor costs and support supplier negotiations where requireds
  • Oversee and support the Commercial Administrator and wider commercial function
  • Assist with pricing, tenders and new framework opportunities where required
  • Carry out occasional site visits to understand works and support valuations


The Ideal Candidate

  • Previous experience in a Commercial Manager, Senior Quantity Surveyor or similar commercial role
  • Strong experience within social housing, repairs and maintenance, property services or construction
  • Good understanding of framework agreements and Schedule of Rates contracts
  • Experience managing commercial contracts for housing associations, local authorities or public-sector clients
  • Confident managing quotations, variations, valuations, applications and invoicing
  • Strong understanding of contract profitability, forecasting, WIP and margin control
  • Comfortable managing senior client relationships and attending commercial meetings
  • Experience managing or overseeing commercial administration staff
  • Commercially astute, organised and confident working independently


Desirable Experience

  • Knowledge of the NHF Schedule of Rates or similar pricing systems
  • Experience across reactive repairs, planned maintenance or refurbishment contracts
  • Experience working for a housing association, local authority or social housing contractor
  • Experience improving commercial systems, controls and reporting processes
  • Relevant commercial, quantity surveying or construction qualification
