Our client is a well-established property management firm boasting a decades-long history with its Headquarters based in North London and they provide property management services to a large portfolio of properties across the capital and spanning down to the South Coast. The organization is steadily expanding its asset base through a mix of acquiring new properties, building developments and repurposing existing sites.
Key Responsibilities:
- Oversee a designated commercial real estate portfolio, proactively identifying growth opportunities, maximizing revenue streams, managing lease milestones, and aligning with regional market dynamics.
- Deliver high-standard professional surveying and estate management services as an integral member of the commercial property team.
- Act as the primary subject-matter expert for all departments, providing strategic guidance on all commercial property and estate matters.
- Handle day-to-day property operations, including tenant communications, accounting inquiries, rent collection, arrears mitigation, and the levying of service charges where applicable.
- Conduct routine site visits and manage both major and minor refurbishment projects (capital and revenue-based) in close coordination with the building surveying team.
- Drive full-cycle leasing for vacant spaces, as well as unbuilt/vacant sites pending development -alongside handling rent reviews, lease renewals, assignments, sub-lettings, and alterations.
- Resolve everyday operational matters, manage acquisitions (strategic and opportunistic) and disposals, and negotiate easements and wayleaves.
- Foster strong, collaborative working relationships with on-site staff, tenants, and internal residential and property management teams to ensure seamless service delivery.
- Maintain pristine, real-time records within the property database, prepare comprehensive reports, and lead regular briefings covering voids, arrears, rent reviews, renewals, dilapidations, and capital expenditure strategies.
Essential Experience / Qualifications and Attributes Required:
- 5 years of experience in Commercial & Residential Property Management
Desirable Experience:
- Solid background in building surveying or holding a surveying qualification (e.g., RICS/AssocRICS), with practical experience in structural diagnostics, defect analysis, and contract administration across commercial assets.
