The Role
We're looking for a Construction Clerk of Works to join our Development and Construction team and provide effective site inspection and contract monitoring across new build, planned, cyclical, responsive repair and maintenance projects.
The Role in Practice
This is a varied, site-based role where you'll inspect workmanship, monitor contractor performance, identify and follow up health and safety concerns, support smooth handovers, coordinate defects resolution and provide accurate progress and assurance information. Working closely with customers, colleagues, consultants and contractors, you'll help deliver safe, high-quality homes to approved designs, specifications, programmes and budget parameters.
Key Responsibilities
· Inspect and monitor construction and maintenance works, checking compliance with approved designs, specifications, standards and relevant requirements.
· Identify, record, escalate and follow up quality, compliance and health and safety concerns, including monthly CDM and SHEQ audits.
· Prepare clear weekly progress reports covering programme, quality, risks, decisions and required actions.
· Undertake snagging, back-snagging and end-of-defects inspections, ensuring actions are tracked through to completion.
· Act as the operational point of contact for latent defects and associated complaints, supporting timely investigation and resolution.
· Maintain accurate property, component, handover, inspection, risk, action and defect records.
· Use site evidence, customer feedback and lessons learned to recommend improvements to quality, design, maintainability and value for money.
About You
· A confident construction professional who can assess workmanship, diagnose operational issues and make evidence-based decisions with appropriate escalation.
· A clear and professional communicator who builds effective relationships with customers, colleagues, consultants and contractors.
· Organised and adaptable, with the ability to coordinate priorities, resources and deadlines as site demands change.
· Comfortable using digital systems and data to maintain accurate records and improve service delivery.
· Committed to teamwork, customer care, equality, diversity and inclusion, health and safety, and sustainable working practices.
Essential Qualifications & Experience
· Extensive experience in the construction sector, primarily within housing building or maintenance.
· Experience of dealing with contractors and consultants on construction sites and engaging professionally with the public.
· Knowledge of health and safety legislation, British Standards, Building Regulations, planning requirements and other regulations affecting construction.
· Knowledge of a range of construction methods, including modern methods of construction.
· HNC in Building Maintenance or an equivalent qualification.
· Membership of the Institute of Clerks of Works or another relevant professional body.
· Ability and confidence to drive, with access to a vehicle, and willingness to work outside normal hours when required.
Desirable
· Experience of defects performance monitoring, compliance management systems, retrofit or decarbonisation considerations would be advantageous.
