Our client is a leading Property Developer who operate across Ireland, the UK and Europe - they specialise in building social, affordable, and open-market homes, creating high-quality residential communities.

Based out of their HQ in Limerick, their Irish operation works with both public and private partners and maintains a growing pipeline of residential developments. The company is expanding its senior construction team and offers experienced professionals the opportunity to take a leading role in the delivery of live residential projects across Ireland.

Role Description

The Construction Director is a full-time, office-led and site-based role in Limerick, responsible for overseeing the successful delivery of their Irish residential construction projects from pre-construction through to completion and handover.

The Construction Director will provide strategic and operational leadership across the construction function, ensuring projects are delivered safely, to the highest standards of quality, on programme and within budget. The role will lead project and site teams, manage contractors and supply-chain partners, and work closely with the Development, Commercial, Design and Finance functions to ensure effective project delivery.

The role will involve establishing delivery strategies, monitoring project performance, managing construction programmes and resources, and identifying and resolving operational risks. The Construction Director will also maintain strong relationships with clients, local authorities, consultants, contractors and other public and private stakeholders.

A key part of the position will be developing a high-performing construction team and embedding a culture of safety, quality, accountability and continuous improvement across all projects.

Qualifications

• Extensive senior construction management experience, ideally within residential housing or large-scale property development.

• Proven track record of successfully delivering multiple residential projects from pre-construction through to completion and handover.

• Strong leadership and people-management skills, with experience leading project managers, site teams and external contractors.

• Comprehensive knowledge of construction processes, programme management, health and safety, quality control and building regulations.

• Strong commercial and financial awareness, including experience managing project budgets, costs, procurement and contractor performance.

• Excellent understanding of construction programmes, risk management and project reporting.

• Proven ability to manage contractors, consultants, subcontractors and supply-chain partners effectively.

• Strong communication, negotiation and stakeholder-management skills, with the ability to operate confidently at senior level.

• Experience working with public-sector bodies, local authorities and private-sector partners would be advantageous.

• Relevant third-level qualification in construction management, civil engineering, quantity surveying or a related discipline.

• Professional membership of a recognised construction or engineering body would be an advantage.

• Strong commitment to health and safety, quality and delivering high standards of residential construction.

• Demonstrated ability to build high-performing teams and drive a culture of accountability, collaboration and continuous improvement.
