Construction Project Manager

Job Description

The Project Manager will take overall responsibility for the successful planning, delivery and close-out of construction projects. The postholder will coordinate clients, consultants, subcontractors and site teams to deliver projects safely, on programme, within budget and to the required quality standards.

Key Responsibilities

• Manage projects from pre-construction and mobilisation through construction, handover, defects and final account.

• Develop and maintain project execution plans, programmes, procurement schedules, cost plans, risk registers and reporting processes.

• Lead multidisciplinary project teams and coordinate clients, consultants, commercial teams, site management, subcontractors and suppliers.

• Monitor programme, budget, quality and risk performance, taking prompt action to address delays, cost pressures and emerging issues.

• Manage subcontractor procurement, appointments, performance and coordination in partnership with commercial and procurement teams.

• Maintain effective cost control covering variations, valuations, cash flow, forecasting and final account management.

• Ensure construction works comply with drawings, specifications, contracts, building regulations, planning conditions and applicable legislation.

• Champion health, safety and environmental standards, including CDM Regulations 2015, risk assessments, method statements, inspections and corrective actions.

• Maintain quality assurance arrangements, coordinate inspections and testing, manage snagging, and ensure complete handover and commissioning documentation.

• Chair project meetings, provide clear progress reports and manage stakeholder expectations, issues and decisions throughout the project lifecycle.

Essential Experience and Qualifications

• Proven experience managing construction projects through the full lifecycle within a main contractor, specialist contractor, developer, consultancy or similar environment.

• Strong knowledge of construction methods, sequencing, site operations, health and safety, quality control, commercial management and project delivery.

• Demonstrable experience managing programmes, budgets, subcontractors, design coordination, risk and client reporting.

• Relevant qualification in Construction Management, Civil Engineering, Quantity Surveying, Building Surveying or a related discipline, or equivalent practical experience.

• Current SMSTS qualification, appropriate CSCS card, working knowledge of JCT and/or NEC contracts, and sound knowledge of UK construction legislation.

• Competent use of Microsoft Office and construction planning or project management software, together with a full UK driving licence and the right to work in the United Kingdom.

Desirable Experience and Qualifications

• Membership of, or progress towards membership of, CIOB, RICS, APM, ICE or another recognised professional body, plus First Aid at Work qualification.

• Experience with Microsoft Project, Asta Powerproject, Procore, Autodesk Construction Cloud or similar systems, along with knowledge of sustainable construction and environmental certification.

• Commercial awareness, sound judgement, practical problem-solving, attention to detail and a calm, accountable and solutions-focused approach under pressure.

Performance Measures

Performance will be assessed through safe delivery, statutory compliance, achievement of programme milestones, practical completion, budget performance, effective change management, quality standards, timely defect resolution, accurate project records and positive stakeholder relationships.

Working Arrangements

The role is primarily site and project based, with attendance at company offices and client meetings as required. Flexibility may be needed to meet project deadlines, attend out-of-hours activities or respond to urgent operational issues. Specific working hours, travel expectations and hybrid arrangements should be confirmed in the employment contract.
