The Role
As Contracts Manager, you will be responsible for overseeing the commercial, contractual and operational aspects of assigned projects and contracts. You will work closely with clients, project teams, subcontractors, suppliers and senior management to ensure contracts are delivered safely, efficiently, on time and in accordance with agreed commercial and contractual requirements.
The successful candidate will be organised, commercially aware and confident in managing multiple contracts and stakeholders. You will have excellent communication and negotiation skills, with the ability to identify risks, resolve issues and protect the company's commercial interests.
Key Responsibilities
Manage contracts from tender/award through to completion and final account.
Review and understand contract terms, conditions, specifications and associated documentation.
Ensure contractual obligations are understood and effectively communicated to relevant teams.
Monitor project and contract performance against agreed scope, programme, budget and commercial objectives.
Manage variations, change orders, extensions of time, claims and contractual notices.
Identify, assess and manage contractual, commercial and operational risks.
Prepare and maintain contract documentation, records and correspondence.
Liaise with clients, consultants, subcontractors and suppliers to resolve contractual and commercial issues.
Negotiate contractual terms, variations, settlements and commercial agreements where required.
Monitor subcontractor and supplier performance and ensure compliance with contractual requirements.
Work closely with project and operational teams to ensure works are delivered in accordance with contract requirements.
Monitor applications for payment, valuations, invoices, costs and final accounts.
Support the preparation of monthly commercial and contract reports for senior management.
Ensure contractual deadlines, notices and key obligations are monitored and met.
Maintain accurate records of contractual communications and decisions.
Assist with dispute avoidance and resolution, escalating significant issues to senior management where appropriate.
Support tendering and business development activities, including reviewing proposed contract terms and identifying commercial risks.
Ensure company policies, procedures, health and safety requirements and relevant legislation are adhered to.
Build and maintain positive working relationships with clients and supply-chain partners.
Key Skills and Experience
The successful candidate will ideally have:
Proven experience in a Contracts Manager, Commercial Manager, Quantity Surveyor or similar role.
Strong understanding of contract administration and commercial management.
Experience managing contracts from inception through to completion.
Good knowledge of variations, valuations, payment processes, claims and final accounts.
Strong negotiation and problem-solving skills.
Excellent written and verbal communication skills.
The ability to interpret contracts, specifications and commercial documentation.
Strong organisational skills and the ability to manage multiple priorities.
Good financial and commercial awareness.
Confidence dealing with clients, subcontractors, suppliers and senior management.
Strong attention to detail and a proactive approach to identifying and managing risk.
Competence with Microsoft Office, particularly Word and Excel.
The ability to work independently while also contributing effectively to a wider team.
Qualifications
A relevant qualification in Construction, Quantity Surveying, Commercial Management, Contract Management, Business or a related discipline would be advantageous.
Relevant professional qualifications or membership of organisations such as RICS, CIOB, CIPS or equivalent would be desirable but are not essential where the candidate can demonstrate suitable practical experience.
