Contracts Manager – Refurbishment

Salary: Up to £65,000 + car allowance

Job type: Permanent, full-time

Location: Bristol + home/remote

An established SME main contractor is looking for an experienced Contracts Manager to join its team. The business delivers varied refurbishment and fit-out projects, typically valued up to £1 million, across the commercial, education, hospitality and retail sectors.

This is an excellent opportunity for a commercially aware, hands-on Contracts Manager who enjoys variety and the autonomy that comes with working for a smaller contractor. You will manage several projects at different stages, taking responsibility from pre-construction and mobilisation through to completion and handover.

As a key member of the business, you will work closely with clients, site teams, subcontractors and senior management. The role will suit someone comfortable wearing several hats, solving problems and contributing beyond the traditional boundaries of a Contracts Manager position.

Key responsibilities

  • Oversee multiple refurbishment and fit-out projects from contract award through to practical completion
  • Ensure projects are delivered safely, on programme, within budget and to the required quality standards
  • Produce, review and manage construction programmes, project plans and resource requirements
  • Lead and support Site Managers, supervisors, subcontractors and supply-chain partners
  • Monitor project costs, variations, valuations, procurement and overall commercial performance
  • Work closely with the estimating and commercial teams during pre-construction and project delivery
  • Chair progress meetings and maintain clear communication with clients, consultants and internal teams
  • Identify commercial, contractual and operational risks, taking early action to protect project outcomes
  • Oversee subcontractor appointments, performance and coordination
  • Ensure compliance with health and safety requirements, company procedures and relevant legislation
  • Maintain quality control and manage snagging, handover documentation and defects
  • Provide accurate project, programme and financial updates to the senior management team
  • Help improve systems, processes and delivery standards as the company continues to grow

About you

  • Proven experience as a Contracts Manager within a main contractor environment
  • A strong track record of delivering refurbishment, fit-out or alteration projects
  • Experience managing several smaller projects simultaneously
  • Good commercial awareness, with confidence reviewing costs, variations and project performance
  • Strong knowledge of construction programmes, contracts and health and safety requirements
  • A practical, adaptable approach and the willingness to get involved wherever needed
  • Confident leadership, client management and subcontractor management skills
  • Excellent organisation, communication and problem-solving abilities
  • SMSTS, CSCS and First Aid qualifications are desirable
  • A full UK driving licence

The opportunity

The successful Contracts Manager will join a close-knit and supportive contractor offering genuine responsibility, project variety and long-term stability. You will have the freedom to influence how projects are delivered and the opportunity to develop your role as the company grows.

This is a permanent position for someone seeking a long-term home within an ambitious SME rather than simply their next project.

Package

  • Salary up to £65,000, dependent on experience
  • Car allowance
  • Permanent employment
  • Varied refurbishment projects across several sectors
  • Autonomy and direct access to senior decision-makers
  • Genuine scope for long-term career progression
