The Opportunity
Hill McGlynn are currently working with an established contractor who are looking to appoint an experienced Contracts Manager to join their team, based from their Borough Green office.
The role will oversee works across London and the South East, with occasional projects in Norfolk, delivering contracts predominantly within the social housing sector for Housing Associations, Local Authorities and other public-sector clients.
The position will have a particular focus on painting and decorating, cyclical decorations, general planned maintenance and property refurbishment, taking responsibility for the successful delivery of multiple contracts and ensuring works are completed safely, on programme, within budget and to the required quality standards.
Previous Contracts Management experience within social housing, planned maintenance or refurbishment is essential for this position, alongside strong experience delivering painting/decorating and/or general planned maintenance contracts.
The Role
As Contracts Manager, you will take overall responsibility for the successful operational delivery of multiple contracts, working closely with clients, site teams, subcontractors and the wider management team.
Key responsibilities will include:
- Managing multiple social housing and planned maintenance contracts across London and the South East.
- Overseeing painting and decorating, cyclical decorations, general planned maintenance and property refurbishment programmes.
- Taking responsibility for projects from mobilisation through to successful completion and handover.
- Managing Site Managers, Supervisors, operatives and subcontractors across multiple locations.
- Ensuring contracts are delivered safely, on programme, within budget and to agreed quality standards.
- Developing and maintaining programmes of works and monitoring progress against key milestones.
- Coordinating labour, subcontractors, materials and other project resources.
- Managing and monitoring subcontractor performance.
- Maintaining strong relationships with Housing Associations, Local Authorities and other public-sector clients.
- Attending and leading client, progress and operational meetings.
- Providing regular contract and performance updates to senior management.
- Identifying operational risks and resolving issues before they impact programme or delivery.
- Ensuring all works comply with company Health & Safety procedures and relevant legislation.
- Monitoring quality standards and ensuring any defects or issues are addressed promptly.
- Working closely with commercial teams to monitor contract performance, costs and variations.
- Supporting contract mobilisation and the implementation of new programmes of work.
- Ensuring resident and client expectations are managed effectively throughout project delivery.
- Driving continuous improvement across contracts and maintaining high standards of service delivery.
We are looking for an experienced Contracts Manager with a strong background in social housing and planned maintenance, who is comfortable managing multiple contracts, project teams and client relationships.
You will ideally have:
- Proven experience as a Contracts Manager, Senior Contracts Manager or Operations Manager within social housing, planned maintenance, refurbishment or construction - essential.
- Strong experience managing painting/decorating and/or general planned maintenance contracts - essential.
- Previous experience working with Housing Associations and/or Local Authorities - essential.
- Strong knowledge of cyclical decorations and planned maintenance programmes.
- Experience managing multiple contracts and sites simultaneously.
- Experience managing Site Managers, Supervisors, subcontractors and directly employed labour.
- Strong understanding of contract programming, mobilisation and operational delivery.
- Good commercial awareness with the ability to monitor costs and contract performance.
- Strong knowledge of construction Health & Safety requirements.
- Excellent client-facing and stakeholder-management skills.
- The confidence to lead client meetings and provide clear updates on contract performance.
- Strong leadership and people-management skills.
- Excellent organisation and the ability to manage competing priorities across multiple projects.
- A proactive approach to problem solving and delivering continuous improvement.
- The flexibility to travel across London and the South East, with occasional travel to projects in Norfolk.
- Salary between £55,000 and £65,000 per annum, depending on experience.
- Car allowance in addition to the basic salary.
- Performance-related bonus.
- Based from the Borough Green office, overseeing projects throughout London and the South East.
- Occasional involvement with projects in Norfolk.
- Responsibility for a portfolio of social housing, cyclical decorations and planned maintenance contracts.
