The Role & About the Client

Our client is a well-established high-end residential contractor specialising in the construction, refurbishment and restoration of exceptional private homes and bespoke properties.
With a strong reputation for quality, craftsmanship and attention to detail, the business works closely with private clients, architects, designers and specialist consultants to deliver complex residential projects to an exceptionally high standard.

Due to continued growth, they are looking to appoint an experienced Contracts Manager to take responsibility for a portfolio of prestigious residential schemes, with individual projects valued at up to approximately £10 million.
This is an excellent opportunity for a commercially astute and well-organised Contracts Manager who enjoys working in a quality-driven environment and is confident managing projects from pre-construction through to final completion. You will be covering the Hampshire, Dorset area’s.

Key Responsibilities Include, But Are Not Limited To
  • Take overall responsibility for the successful delivery of multiple high-end residential projects.
  • Manage projects through pre-construction, mobilisation, construction, completion and handover.
  • Work closely with the commercial and pre-construction teams to ensure a smooth transition from tender to delivery.
  • Review project scopes, specifications, programmes, budgets and construction requirements before commencement.
  • Assist with developing and maintaining realistic construction programmes.
  • Lead procurement of subcontractors, specialist trades, plant and materials.
  • Obtain, assess and negotiate subcontractor quotations, ensuring value, quality and programme requirements are achieved.
  • Coordinate Site Managers and wider site teams to ensure projects remain on programme and are delivered efficiently.
  • Monitor progress, identify potential delays and implement solutions before they impact delivery.
  • Maintain close control of workmanship, quality and finishing standards throughout each project.
  • Liaise regularly with private clients, architects, designers, consultants and other project stakeholders.
  • Attend and lead project meetings, providing clear updates on progress, programme, commercial matters and outstanding actions.
  • Manage variations, client instructions and additional works, ensuring these are identified and communicated to the commercial team.
  • Work closely with Quantity Surveyors to monitor project expenditure, valuations, variations and overall financial performance.
  • Maintain strong relationships with subcontractors and ensure performance is aligned with contractual, quality and programme expectations.
  • Ensure all construction activities are undertaken in accordance with current health & safety legislation and company procedures.
  • Oversee project documentation, including RAMS, site records, inspections and relevant compliance information.
  • Drive projects towards practical completion, coordinating snagging, commissioning and outstanding works.
  • Manage the final handover process and ensure the required client information and documentation is completed.
  • Maintain oversight of defects and remedial works through to satisfactory resolution.
The Ideal Candidate Will Have / Be
  • Proven experience as a Contracts Manager, Senior Project Manager or similar within the construction sector.
  • Strong experience delivering high-end residential, bespoke new-build or major refurbishment projects.
  • Previous responsibility for projects with values up to £10m.
  • A strong understanding of construction sequencing, buildability and project delivery.
  • Excellent subcontractor procurement, negotiation and management skills.
  • Commercially aware, with a good understanding of budgets, variations and cost control.
  • Confident dealing directly with private clients, architects, designers and consultants.
  • Strong programme management and organisational abilities.
  • Comfortable overseeing multiple projects and competing priorities.
  • High level of attention to detail, particularly around quality and finishing.
  • Strong knowledge of current construction health & safety requirements.
  • SMSTS qualification.
  • First Aid certification would be advantageous.
  • Good working knowledge of Microsoft Word, Excel and Outlook.
  • Full UK driving licence.
