We're seeking an experienced CSA Commercial Manager to support the successful delivery of a portfolio of large-scale data centre projects across Ireland. Rather than being tied to a single project, you'll work across multiple Civil, Structural and Architectural (CSA) packages, helping to drive commercial performance, manage risk, strengthen client relationships, and support project teams in achieving successful outcomes.
This is a senior-level opportunity for a commercially astute construction professional who enjoys balancing strategic thinking with hands-on project involvement and thrives in a fast-paced, technically challenging environment.
The Opportunity
Working closely with Commercial Leadership, Operations teams, Project Managers, and Quantity Surveyors, you'll provide commercial oversight across a range of data centre developments at various stages of delivery.
You'll play a key role in shaping commercial strategy, improving project performance, overseeing risk management, supporting contract negotiations, and ensuring robust commercial governance is maintained across the business unit.
This role offers exposure to some of the most complex construction projects in Europe while providing the opportunity to mentor and develop commercial teams and contribute to the continued growth of a highly successful project delivery operation.
Key Responsibilities
- Lead the commercial management of multiple CSA packages across a portfolio of data centre projects.
- Drive commercial performance through effective cost control, forecasting, reporting, and cashflow management.
- Review and challenge project budgets, profit plans, forecasts, and financial reporting.
- Support the implementation and development of effective commercial structures across the business unit.
- Provide leadership, mentoring, and professional development to Quantity Surveyors and wider commercial teams.
- Work closely with Operations Managers and Project Managers to ensure key commercial objectives are achieved.
- Review tender opportunities, undertake commercial evaluations, and support contract negotiations.
- Interpret contract obligations and provide guidance on commercial and contractual matters.
- Identify commercial risks and opportunities and implement appropriate mitigation strategies.
- Lead change management processes, including variations, compensation events, and claims.
- Support dispute resolution activities and final account negotiations where required.
- Conduct commercial audits on live projects to ensure governance, reporting, and commercial controls are maintained.
- Oversee subcontractor procurement, contract administration, and commercial performance.
- Ensure subcontract agreements, letters of intent, and purchase orders are correctly implemented prior to commencement of works.
- Promote commercial awareness and best practice across operational, engineering, planning, and support functions.
- Build and maintain strong relationships with clients, consultants, and key supply chain partners.
- Support continuous improvement initiatives, lessons learned reviews, and commercial best practice activities.
- Ensure compliance with company policies, quality standards, and information security procedures.
About You
You are an experienced commercial professional who combines strong commercial acumen with excellent leadership and stakeholder management skills.
You'll likely have:
- Proven experience as a Commercial Manager, Managing Quantity Surveyor, Senior Quantity Surveyor, or similar commercial leadership position.
- Strong CSA construction experience within data centres, mission-critical, pharmaceutical, industrial, or large-scale construction projects.
- Excellent understanding of construction contracts, commercial governance, and risk management.
- Experience managing multiple projects or portfolios simultaneously.
- Strong commercial awareness with the ability to influence decision-making at all levels.
- Experience reviewing complex commercial reports, forecasts, financial performance data, and project metrics.
- Excellent communication, negotiation, and relationship-building skills.
- The ability to work collaboratively with operational, engineering, commercial, and senior leadership teams.
- A degree in Quantity Surveying, Commercial Management, or a related construction discipline.
- Proven leadership capability with a passion for developing and mentoring commercial professionals.
