This is a role for a CSA Project Manager who understands refurbishment, plant upgrades and minor expansion works in a technical environment.
You will be joining a live data centre project in Camberley, taking responsibility for the civil, structural and architectural works that support the refurbishment of existing space, plant replacement, infrastructure upgrades and smaller expansion works.
This is not a straightforward new-build package. The project will involve working around existing areas, live services, operational constraints and a heavy M&E interface. You will need to manage the building fabric properly while mechanical, electrical and specialist teams carry out upgrades to the technical infrastructure.
The role would suit a CSA Project Manager who has worked on data centres, pharmaceutical facilities, healthcare, airports, industrial buildings, infrastructure, live commercial buildings or other technically demanding refurbishment projects.
What you’ll be doing
Managing the CSA delivery across a live data centre refurbishment and plant upgrade project.
Taking responsibility for civil, structural and architectural works linked to existing space refurbishment, plant replacement, enabling works, minor expansion, service routes and technical infrastructure upgrades.
Coordinating packages such as builders work, structural openings, penetrations, fire stopping, risers, plinths, supports, builders work in connection, blockwork, drylining, partitions, doors, access systems, raised floors, ceilings, finishes, external works and associated making good.
Managing works around existing plant areas, live services, access routes, logistics restrictions, temporary works, service diversions and ongoing M&E installation.
Working closely with M&E Project Managers, Construction Managers, Engineers, Design Managers, QA teams, commissioning teams, commercial staff, client representatives and specialist subcontractors.
Planning works around phased access, live environment constraints, shutdown windows, permit requirements, lifting operations, temporary protection, dust control and site logistics.
Making sure builders work openings, penetrations, fire compartmentation, access panels, plant bases, supports and structural interfaces are delivered in line with coordinated drawings and site requirements.
Driving subcontractors on site while keeping control of safety, quality, progress, snagging and close-out.
Supporting technical queries, RFIs, change control, design coordination and buildability reviews where existing conditions do not match drawings.
Helping manage the handover of CSA works into M&E installation, commissioning and client inspections.
Keeping control of QA records, inspection sheets, fire stopping records, as-built information, snagging, O&M support and close-out documentation.
What you’ll need
Previous experience as a CSA Project Manager, Construction Manager, Site Manager, Package Manager or Project Manager on technically demanding refurbishment or infrastructure projects.
Experience in data centres would be ideal, but strong CSA experience across live commercial, pharmaceutical, healthcare, industrial, aviation, infrastructure or complex building services-led projects would also be relevant.
A good understanding of refurbishment works, builders work, penetrations, fire stopping, plantroom interfaces, structural openings, access routes, finishes, temporary works and handover requirements.
Experience working around M&E teams, especially where CSA works affect service routes, plant access, containment, commissioning, fire strategy or live operational areas.
The ability to manage subcontractors, coordinate short-term programme, deal with existing building constraints and keep works moving without compromising safety or quality.
Good working knowledge of drawings, specifications, RAMS, permits, QA processes, RFIs, technical submissions, progress reporting and handover documentation.
The confidence to challenge poor information, identify site constraints early and coordinate properly with mechanical, electrical and specialist contractors.
SMSTS, CSCS and First Aid would be expected.
