Development Monitoring Surveyor in Manchester, Greater Manchester

£55,000–£65,000 at Senior Surveyor level, with scope above for more experienced candidates | Typical bonus £5,000–£10,000

There’s a difference between joining a consultancy that occasionally picks up monitoring instructions and joining one where development monitoring is a core part of the business.

I’m recruiting for the latter. The team has an established flow of lender instructions across the North of England and wants to bring in another surveyor. You’ll work on developments ranging from approximately £500,000 to £50 million, predominantly residential schemes, with hotel and commercial projects adding variety.

The firm is open on level. An experienced Monitoring Surveyor could take ownership of a portfolio from the outset. Equally, if you’re a Building Surveyor, Quantity Surveyor or Project Manager who has already had some exposure to monitoring, this could be the opportunity to make it your specialism.

The work

You’ll visit developments, review costs and programmes, assess progress and drawdown requests, and advise lenders on the risks that matter. The role calls for sound construction judgement and reports that help funders make decisions, rather than simply record what happened on site.

You’ll be supported by an experienced wider monitoring team while managing your own instructions and lender relationships. The work covers the North West, Yorkshire and the wider North of England, so your base can be flexible within that area.

What I’m looking for

• Development monitoring experience, or relevant monitoring exposure gained in building surveying, quantity surveying or project management.

• A strong grasp of construction costs, delivery and risk.

• Clear, confident report writing.

• The judgement to spot an issue, understand its implications and explain it to a lender.

• MRICS qualification or progress towards it would be welcome.

Salary and package

The salary guide is £55,000–£65,000 at Senior Surveyor level, with flexibility for candidates bringing more experience or operating at Associate Director level. There is also a bonus that typically falls between £5,000 and £10,000 in a standard year, plus 28 days’ annual leave, bank holidays and a pension.
