Role Purpose

The Maintenance Technician will execute Planned Preventive Maintenance (PPM) activities across building services, static plant, and mobile equipment. This role is essential to guaranteeing the safe, reliable, and energy-efficient operation of all facility infrastructure while maintaining strict regulatory compliance.

Key Responsibilities

  • PPM Execution: Complete all scheduled maintenance tasks in full accordance with asset maintenance plans, SLA timeframes, and industry service standards.

  • Static & Core Infrastructure: Inspect, test, and maintain static assets, including HVAC systems, pumps, standby generators, UPS systems, and associated electrical/mechanical equipment.

  • Mobile Equipment: Perform routine checks and inspections on mobile equipment, logging defects and arranging corrective work where required.

  • Reactive Support & Remedials: Address minor reactive maintenance issues identified during routine inspections to prevent asset failure.

  • Compliance & Safety: Execute all duties in compliance with health and safety regulations, statutory requirements, and internal safety protocols (including Permit-to-Work systems).

  • System Logging: Accurately record all completed work, operational findings, and recommendations within the Computerized Maintenance Management System (CMMS).

  • Escalations & Audits: Escalate major operational faults, critical asset risks, and compliance gaps to the Facilities Manager. Support site audits and statutory inspections as required.

Deliverables & Key Performance Indicators (KPIs)

  • SLA Adherence: 100% completion of assigned PPM tasks within agreed SLA windows.

  • Data Accuracy: Up-to-date maintenance records and asset history logs in the CMMS.

  • Asset Integrity: Timely identification, reporting, and remediation of asset condition issues.

  • Safety & Compliance: Zero safety non-conformances during routine tasks and external audits.

Skills & Qualifications

  • Experience: Proven track record carrying out PPM tasks within commercial, industrial, or corporate building environments.

  • Technical Knowledge: Strong understanding of mechanical and electrical building services infrastructure.

  • Documentation: Ability to read and interpret technical drawings, maintenance schedules, and OEM manuals.

  • Safety Awareness: Solid knowledge of health and safety standards, risk assessments, and Permit-to-Work (PTW) procedures.

  • Communication: Clear verbal communication and precise written reporting skills for CMMS logging.
