External Site Manager

Project: New-build residential RC frame development with commercial space at ground floor
Duration: 1 year 
Start: October 2026

We are seeking an experienced External Site Manager to join the team on a freelance basis for a new-build residential development incorporating an RC frame structure with commercial space at ground floor level.

The successful candidate will take responsibility for the planning, coordination, supervision and delivery of all external works packages, ensuring they are completed safely, to programme, to the required quality standards and in accordance with the design.

Key Responsibilities

• Take overall responsibility for the external works and associated subcontractor packages.
• Coordinate and manage brickwork and external façade works, ensuring progress aligns with the overall construction programme.
• Manage the window and external door installation packages, including coordination with the façade and internal works.
• Oversee the installation and completion of balconies, including interfaces with the RC frame, façade and waterproofing systems.
• Manage roofing works, including coordination of waterproofing, plant, drainage and associated roof interfaces.
• Coordinate external works, drainage, paving, hard landscaping and soft landscaping through to completion.
• Manage subcontractors and specialist contractors, ensuring they are properly coordinated and working to programme.
• Monitor progress, identify potential delays and implement solutions to maintain programme.
• Ensure all external works are completed to the required quality, specification and tolerances.
• Manage interfaces between external packages and other trades, including the RC frame, MEP, internal fit-out and groundworks.
• Review drawings, specifications and construction details, identifying design or coordination issues before they affect progress.
• Attend site meetings and provide regular updates on progress, quality, programme and forthcoming activities.
• Maintain a high standard of site health, safety and environmental management.
• Coordinate inspections, snagging and completion of external works through to handover.

Experience & Requirements

• Proven experience as a Site Manager / External Site Manager on large-scale residential new-build projects.
• Strong experience managing multiple external packages, particularly brickwork, windows, balconies, roofing and landscaping.
• Experience working on RC frame residential developments would be highly advantageous.
• Strong understanding of construction sequencing, interfaces and external envelope coordination.
• Ability to read and interpret construction drawings, specifications and programmes.
• Proven ability to manage subcontractors and drive programme performance.
• Strong eye for quality and attention to detail.
• Excellent communication and organisational skills.
• Relevant SMSTS, CSCS and First Aid qualifications.
• Ability to work independently and take ownership of the external works package.
