Location: Manchester / North of England
Working Pattern: Hybrid – 3 days across North of England sites / Manchester office, 2 days from home
Salary: Competitive, dependent on experience

The Opportunity

Our client is a leading specialist construction contractor with expertise across façades, cladding, glazing, roofing, interiors and associated building envelope solutions.

Due to continued growth and a strong pipeline of projects across the North of England, they are looking to appoint an experienced Senior Quantity Surveyor to join their Commercial Team.

This is an excellent opportunity for a commercially focused QS to take ownership of projects from contract award through to completion, working closely with project teams, clients, subcontractors and senior management.

The Role

As Senior Quantity Surveyor, you will take responsibility for the commercial management of allocated projects, ensuring they are delivered in line with agreed budgets, forecasts and commercial objectives.

The current project portfolio includes fire remediation, recladding, new build, cladding, glazing, render and precast solutions, with significant upcoming work across the North of England.

You will be involved throughout the full project lifecycle, from pre-construction and procurement through to final account.

Key Responsibilities

Commercial Management

  • Take commercial responsibility for allocated projects.
  • Monitor costs, budgets, forecasts and cash flow.
  • Prepare and maintain monthly cost and value reports.
  • Identify commercial risks and opportunities.
  • Provide commercial advice to project teams and senior management.
  • Ensure projects remain aligned with commercial objectives.

Procurement & Subcontract Management

  • Manage subcontractor and supplier procurement.
  • Review and assess quotations.
  • Negotiate commercial terms and secure best value.
  • Prepare and manage subcontract orders and agreements.
  • Manage valuations, payments, variations and final accounts.
  • Maintain strong relationships with subcontractors and suppliers.

Cost Control & Variations

  • Manage variations, change control and additional works.
  • Identify and maximise commercial opportunities.
  • Review client instructions and assess commercial impact.
  • Prepare and submit applications and valuations.
  • Monitor expenditure against budgets and forecasts.
  • Maintain accurate commercial records.

Client & Project Coordination

  • Work closely with Project and Contracts Managers.
  • Attend project, commercial and site meetings.
  • Build strong relationships with clients and their representatives.
  • Provide commercial input into project planning and decisions.
  • Assist with contractual and commercial issues.
  • Ensure key commercial information is communicated effectively.

Reporting & Final Accounts

  • Prepare regular commercial reports and project forecasts.
  • Maintain accurate records of costs, commitments, variations and risks.
  • Monitor cash flow, applications and payments.
  • Lead the preparation and agreement of final accounts.
  • Resolve commercial matters ahead of project completion.
  • Support the wider commercial team with project reviews and reporting.
About You

The successful candidate will ideally have:

  • Relevant Quantity Surveying qualification or equivalent experience.
  • Proven experience as a Quantity Surveyor within construction.
  • Experience within façades, cladding, glazing, roofing, remediation or related sectors.
  • Experience with fire remediation and/or recladding projects would be highly advantageous.
  • Strong knowledge of subcontract procurement, valuations, variations and final accounts.
  • Good understanding of construction contracts and commercial procedures.
  • Experience managing multiple projects or work packages.
  • Strong commercial awareness and understanding of project profitability.
