Position:          Facilities Manager
Type:               Permanent
Location:         Wrexham
Salary:            £45,000 PA, 37.5 hours per week.
We are recruiting for a Total Facilities Manager with both Hard and Soft Services experience to work on a commercial estate in the Wrexham area providing total building and facilities services management.
The successfully candidate with be managing the engineering/maintenance, cleaning and catering sections to ensure service levels are correct and statutory compliance. The role will involve managing the PPM and reactive maintenance operations to ensure building services effectiveness. The position is Monday to Friday 37.5 hours per week paying a basic salary of £45,000. 25 days holiday plus statutory
 
Facilities Manager Description:
Oversee the day-to-day delivery of facilities services across the organisation, including engineering maintenance, security, housekeeping and workplace services, ensuring a clean, efficient, and welcoming environment for employees and visitors.
  • Manage the performance of outsourced service providers and contractors, ensuring services are delivered to agreed standards, represent value for money, and support business needs.
  • Develop and manage planned preventative maintenance schedules, reactive maintenance processes, and reporting systems to ensure buildings, equipment, and facilities remain well maintained and fit for purpose.
  • Coordinate and oversee one-off maintenance projects and improvement works, working closely with the Finance Director on larger works, external contractor engagement, and investment decisions.
  • Lead the management of external maintenance contractors, ensuring work is completed safely, efficiently, and to the required quality standards, working closely with the Finance Director.
  • Oversee catering operations and food hygiene standards, ensuring compliance with relevant legislation and maintaining high-quality catering services for employees and visitors.
  • Manage site security arrangements, including oversight of night-time security provision, access control systems, and related security procedures.
  • Act as the primary point of contact for facilities-related inspections, audits, regulatory requirements, and statutory compliance matters, working closely with the Finance Director.
  • Carry out regular inspections of buildings, grounds, facilities, and workplace services, identifying opportunities for improvement and ensuring a high standard of presentation and functionality.
  • Manage workspace planning and utilisation to ensure facilities continue to meet the evolving needs of the organisation and support an effective working environment.
  • Manage, and monitor the overall facilities budget, ensuring effective cost control while maintaining high service standards and supporting long-term asset management.
  • Lead supplier procurement, contract negotiations, and service reviews, securing best value and ensuring suppliers meet performance expectations.
  • Monitor and report on facilities performance, including service levels, maintenance activity, budgets, contractor performance, sustainability initiatives, and customer satisfaction.
  • Drive continuous improvement across facilities operations, identifying opportunities to enhance service delivery, workplace experience, operational efficiency, and environmental performance.
  • Lead, develop, and support housekeeping and catering teams, creating a positive team culture and ensuring teams have the skills and resources needed to deliver excellent service.
  • Work collaboratively with teams across Finance, HR, Operations, and other departments to ensure facilities services effectively support organisational priorities and business objectives.
 
Requirements:
Experience of Management in the FM sector
Facilities Management experience and leading teams of both Hard and Soft services personnel
Able to plan and implement PPM maintenance schedules and asset surveys
Man management of engineers, cleaning, catering and security personnel
Experienced in building and plant room compliance, catering compliance and associated documentation and reporting
Able to communicate with senior management, staff, visitors and contractors
Experience of auditing suppliers and sub-contractors
Ideally to have some experience in planning projects and refurbishment works
To have previous experience of budget control
