FM Maintenance Manager

Our client is one of the UK’s leading Property Guardianship Company with a mission to bring empty properties back to life for the benefit of local communities. 

They are currently seeking a Maintenance Manager to join their dynamic team on a permanent, full-time basis. 

Maintenance Team Manager is responsible for leading the Company's maintenance function, ensuring 

all managed properties are safe, compliant, well maintained and ready for occupation. The role provides 

operational leadership to the maintenance team and external contractors, ensuring maintenance activities 

are delivered safely, efficiently, within agreed budgets and to the Company's quality standard

Maintenance Team Manager Responsibilities

  • Lead, motivate and manage the Maintenance Team, currently consisting of 10 operatives, to achieve departmental and Company objectives. Team size may differ throughout the tenure of the role. 
  • Plan, allocate and monitor maintenance workloads to maximise productivity and service delivery. 
  • Ensure sufficient maintenance resources are available to meet operational demand. 
  • ​Recruit, induct, train and develop maintenance operatives and contractors. 
  • ​Conduct regular performance reviews and manage performance where required
  • Ensure all maintenance works are completed to a high standard and within agreed service levels. 
  • ​Ensure all properties remain safe, compliant and fit for occupation. 
  • ​Manage reactive, planned and preventative maintenance programmes. 
  • ​Ensue bailiff evictions are attended by the Maintenance Team and that these are carried out effectively. 
  • ​Ensure emergency maintenance issues are prioritised and resolved promptly. 
  • ​Carry out regular quality inspections of completed works. 
  • ​Support the maintenance team with operational works where business demands require.
  • Ensure compliance with all relevant Health & Safety legislation
  • Take ownership of operational KPIs
  • Ensure accurate cross-department working

Requirements

  • At least 5 years of previous experience managing a maintenance or facilities management team of 5+ people and at least 2 years of experience within residential, commercial or mixed property portfolios. 
  • ​Experience managing contractors. 
  • Experience using CAFM or property management software
  • ​Planning maintenance programmes. 
  • ​Managing multiple priorities. 
  • ​Producing operational KPI reports. 
  • ​Managing maintenance budgets. 
  • ​Carrying out quality inspections. 
  • ​Previous experience producing Risk Assessments and Method Statements (RAMS). 
  • ​Previous experience preparing and maintaining COSHH Assessments. 
  • ​Strong understanding of statutory property compliance. IOSH Managing Safely (or equivalent). 
  • ​Demonstrable knowledge of Health & Safety legislation. 
  • ​Experience producing RAMS, COSHH Assessments and CDM Regulations.
