This is an exciting opportunity for a commercially minded and customer-focused General Manager to take ownership of a flagship development from pre-opening through to full operational stabilisation.
The development will offer a combination of long-stay residential accommodation and short-stay serviced apartments, alongside communal amenities and a dedicated resident engagement programme.
Our client is seeking an individual who can combine the operational discipline of hospitality with the community-focused approach of Build to Rent and professionally managed residential accommodation.
Key Responsibilities
- Lead the mobilisation and successful opening of a new residential development, ensuring operational readiness ahead of occupation.
- Recruit, train and manage an on-site team responsible for resident services, Front of House, community engagement and maintenance.
- Take full responsibility for the development's P&L, operating budgets, cost control and financial performance.
- Work closely with the central leasing function to support occupancy targets, lease-up activity, resident move-ins and retention.
- Develop and implement Standard Operating Procedures, operational systems, service standards and resident communication processes.
- Oversee the day-to-day management of the development, including 24/7 Front of House operations and outsourced service providers.
- Deliver an exceptional resident experience, maintaining high standards of customer service, complaint resolution and resident satisfaction.
- Develop and implement a resident engagement strategy, including community events, activities and initiatives.
- Manage building compliance, health and safety, fire safety, statutory inspections and contractor performance.
- Oversee property presentation, snagging, defects and planned and reactive maintenance alongside the maintenance team.
- Build strong relationships with asset owners, senior stakeholders, contractors and external partners.
- Monitor and report on occupancy, arrears, resident retention, operational expenditure and net operating income.
