Contract: Full-time, Permanent, 37 hours per week, Monday to Friday

About the Role
As a member of the Senior Leadership Team, you will lead and develop Avenues' Property Services function, ensuring our housing services deliver excellent outcomes for the people we support while providing value for money and maintaining the highest regulatory standards.
You'll be responsible for overseeing housing management, tenancies, repairs, planned maintenance, property development and acquisition, compliance, and strategic partnerships. Working closely with internal and external stakeholders, you'll help deliver our operational priorities while identifying opportunities for future growth.
What You'll Be Doing
As Head of Property Services, you will provide strategic leadership across Avenues' property portfolio, ensuring the people we support have access to safe, high-quality homes that meet their needs and aspirations. Working as a key member of the Senior Leadership Team, you will lead the development and delivery of our property strategy, overseeing housing management, repairs and maintenance, compliance, property development, and acquisition activities.
You will build and maintain strong relationships with landlords, developers, local authorities and other key partners, negotiating agreements that deliver value for money while supporting the organisation's growth ambitions. Alongside managing budgets, planned maintenance programmes and property performance, you will ensure all properties meet legislative and regulatory requirements, driving continuous improvement across the service.
Most importantly, you will lead and inspire a high-performing team, fostering a collaborative and solution-focused approach that helps Avenues deliver outstanding outcomes for the people we support.
About You
We're looking for a confident and influential property leader who thrives on building partnerships, solving complex challenges and delivering outstanding services.
You'll Bring:
- Significant experience within housing, property services or supported living environments.
- Experience working within a Registered Care, housing or social care organisation.
- Strong knowledge of housing management, property development and compliance.
- Experience negotiating successful property agreements, leases and partnerships.
- A track record of managing budgets, planned maintenance programmes and property-related expenditure.
- Experience working with local authorities, NHS partners, regulators and other key stakeholders.
- Excellent leadership, communication and stakeholder management skills.
- The ability to influence across teams, drive change and deliver results.
Ideally, You'll Have:
- A degree or equivalent professional qualification.
- Chartered Institute of Housing Level 5 qualification (or equivalent).
- Knowledge of supported living services, registered care and the housing needs of people with learning disabilities and autism.
