Hourly Rate: £15.00–£16.00 per hour (depending on experience)
Hours: Monday to Friday | 9:00 AM – 5:00 PM (35 hours per week)

Due to continued growth, we are looking to recruit an experienced and proactive Housing Maintenance Manager to lead our maintenance department and oversee the day-to-day management of our property portfolio.

About the Role
As the Housing Maintenance Manager, you will oversee maintenance operations across our exempt supported accommodation services throughout Birmingham. You will manage a portfolio of properties, lead a dedicated maintenance team, coordinate contractors, and ensure all homes remain safe, compliant, and maintained to the highest possible standard.
This role requires excellent leadership, organisational and administrative skills, along with the ability to travel independently between properties across Birmingham.
Key ResponsibilitiesTeam Leadership
Lead, supervise and support the maintenance team to ensure repairs and maintenance works are completed efficiently.
Allocate workloads and monitor team performance.
Provide coaching, guidance and day-to-day support to maintenance operatives.
Ensure high standards of workmanship and customer service are maintained.
Property & Maintenance Management
Oversee all reactive, planned and preventative maintenance across the property portfolio.
Develop and manage preventative maintenance schedules.
Carry out regular inspections of supported accommodation properties.
Identify maintenance issues, health and safety risks, and compliance concerns.
Coordinate refurbishment projects and planned improvement works.
Ensure repairs are completed within agreed timescales.
Compliance & Health & Safety
Ensure all properties remain compliant with relevant legislation, including:
- Health & Safety
- Fire Safety
- Gas Safety
- Electrical Safety (EICRs)
- PAT Testing
- Emergency Lighting
- Water Hygiene
- Housing Standards
- General Property Compliance
- Monitor and maintain all statutory compliance records.
Contractor & Supplier Management
Liaise with contractors, suppliers and external professionals.
Obtain quotations and approve maintenance works.
Monitor contractor performance and quality of work.
Ensure works are completed safely, efficiently and within budget.
- Administration & Reporting
- Maintain accurate records including:
- Maintenance logs
- Property inspection reports
- Compliance documentation
- Contractor invoices and quotations
- Planned maintenance schedules
- Asset and repair records
- Prepare reports for senior management and provide updates on maintenance performance and compliance.
Operational Support
Work closely with Housing, Compliance and Operations teams.
Prioritise maintenance works to minimise disruption to residents.
Support senior leadership with operational planning and continuous service improvements.
Identify opportunities to improve maintenance processes and property standards.
Essential Requirements
Proven experience in property maintenance management, housing maintenance or a similar supervisory role.
Experience leading and managing maintenance teams.
Strong knowledge of residential property maintenance and repairs.
Excellent leadership and people management skills.
Strong administrative, organisational and reporting skills.
Experience managing contractors and external suppliers.
Good understanding of Health & Safety, Fire Safety and Housing Compliance requirements.
Ability to work independently, prioritise workloads and make sound decisions.
Excellent communication and problem-solving skills.
Good IT skills, including Microsoft Office.
Full UK Driving Licence.
Access to your own vehicle (essential for travelling between Birmingham properties).
Desirable
Experience within Supported Housing, Exempt Accommodation or Social Housing.
Trade qualification (Electrical, Plumbing, Carpentry, Building Maintenance or equivalent).
IOSH, NEBOSH or Health & Safety qualification.
Experience managing compliance systems and maintenance software.
