Housing Officer in West Midlands

About the Role

We are looking for a motivated and customer-focused Housing Officer to join our busy housing management team. In this fully generic role, you will manage a defined patch of properties, delivering a comprehensive, proactive, and reactive housing service. You will be the main point of contact for our tenants, helping them sustain their tenancies, build strong communities, and live safely in their homes.

Key Responsibilities

• Tenancy Management: Manage a patch of residential properties, ensuring tenants adhere to the terms of their Tenancy Agreements. 
• Lettings & New Tenancies: Conduct property viewings, sign up new tenants, and ensure they understand their rights and responsibilities. 
• Rent & Arrears: Monitor rent accounts, provide early intervention, negotiate payment plans, and support tenants with welfare and benefit advice. 
• Anti-Social Behaviour (ASB): Investigate reports of ASB and neighbour disputes, working closely with partner agencies and community safety teams to find resolutions.
• Estate Inspections: Carry out regular environmental and block inspections, reporting repairs and coordinating estate improvements.
• Tenant Support: Signpost vulnerable residents to internal support services, external charities, or financial/mental health assistance. 

What We Are Looking For

• Experience: Proven experience in housing management, neighbourhood services, or a customer-facing service environment.
• Knowledge: A solid working understanding of housing legislation, landlord and tenant law, and tenancy management best practices.
• Communication Skills: Strong interpersonal, negotiation, and conflict-resolution skills, with the ability to handle difficult or sensitive situations calmly.
• IT & Admin: Competence in housing management software, record-keeping, and report writing.
• Driving Licence: A full UK driving licence and access to a vehicle (or willingness to travel across operational patches) is essential
• Enhanced DBS: An in date Enhanced DBS is essential
