**Property Accountant**
**Location:** Dublin, Ireland (with occasional travel to Birmingham, UK)
Min 6 month contract
About the Role
We are seeking an ambitious and commercially focused Property Accountant to join our team in Dublin. This role offers the opportunity to work across a diverse property portfolio, providing financial insight, supporting operational performance, and helping drive strategic decision-making.
This is not a purely reporting-focused role. We are looking for someone who can analyse information, identify opportunities and risks, develop practical plans, and make well-reasoned recommendations to stakeholders. The successful candidate will be comfortable engaging with both finance and non-finance colleagues and influencing decisions through clear communication and sound judgement.
Occasional travel to our Birmingham office and property sites will be required.
Key Responsibilities
* Prepare monthly management accounts and financial reports for a portfolio of properties.
* Analyse financial and operational performance, identifying trends, opportunities, and areas of concern.
* Develop action plans and recommendations to improve financial performance, controls, and processes.
* Support budgeting, forecasting, and business planning activities.
* Prepare and review service charge accounts, rent schedules, and tenant reconciliations.
* Provide financial insight and decision support to property and asset management teams.
* Assist with cash flow management, VAT returns, audits, and statutory reporting requirements.
* Build strong relationships with internal and external stakeholders, acting as a trusted finance partner.
* Contribute to strategic projects, process improvements, and business initiatives.
Skills & Experience
* Qualified or part-qualified accountant (ACA, ACCA, CIMA, CPA or equivalent).
* Experience within property accounting, real estate, asset management, facilities management, or a related sector is desirable.
* Strong understanding of property accounting principles, service charges, lease structures, and property-related financial reporting, or the ability to demonstrate a solid understanding of the underlying principles.
* Proven ability to assess information, develop plans, and make commercially sound recommendations.
* Strong decision-making and problem-solving skills with the confidence to take ownership and drive outcomes.
* Excellent written and verbal communication skills with the ability to present complex financial information clearly and effectively.
* Strong stakeholder management skills and the ability to influence at all levels of the organisation.
* Advanced Excel skills and strong analytical capability.
* Highly organised with excellent attention to detail and the ability to manage competing priorities.
