Mechanical Project Manager

James Lewis Recruitment

Mechanical Project Manager

London / South East | Rail, Infrastructure & Specialist M&E Projects | Permanent

£70,000 - £90,000 + package

Package to include car allowance, bonus, private healthcare, pension, holiday and ongoing training.

This is a role for a Mechanical Project Manager who wants variety, responsibility and a project mix that is genuinely different from standard commercial fit-out.

You will be joining a specialist mechanical building services contractor delivering technically demanding projects across rail, infrastructure, aviation and specialist environments. The work includes schemes such as tunnel infrastructure, airport works, station upgrades and complex public-sector environments, where access, programme, safety, coordination and handover all need proper control.

This is not a role where you disappear into one repetitive package for years. You will be managing mechanical projects from pre-start through to commissioning and handover, working closely with clients, consultants, site teams, subcontractors and internal commercial support.

The project mix includes work around Holmesdale Tunnel, Heathrow Airport rail infrastructure, Leighton Station and Pontoon Dock, with further pipeline across specialist infrastructure and controlled-environment projects.

What you’ll be doing

  • You will take responsibility for the delivery of mechanical building services projects from inception through to completion.
  • You will manage programme, procurement, subcontractors, technical submittals, RFIs, cost control, variations, site delivery, QA, commissioning and handover.
  • You will coordinate mechanical services across plantrooms, pipework, ventilation, ductwork, heating, cooling, public health, drainage, controls interfaces and associated building services packages.
  • You will work closely with clients, consultants, main contractors, site managers, supervisors, engineers, subcontractors, suppliers and commercial teams.
  • You will manage works around access constraints, live environments, shutdowns, permits, logistics, safety requirements and existing services.
  • You will make sure mechanical works are delivered safely, on programme, to specification and within budget.
  • You will support design reviews, buildability input, technical queries and value engineering where needed.
  • You will maintain accurate site records, progress reporting, QA documentation, commissioning information and O&M requirements.
  • You will protect client relationships and make sure projects are delivered properly from pre-construction through to final handover.

What you’ll need

  • You will need experience as a Mechanical Project Manager, Mechanical Contracts Manager, Mechanical Package Manager or Senior Mechanical Project Engineer.
  • You will need strong mechanical building services experience, ideally gained with a mechanical contractor or M&E contractor.
  • Experience across rail, infrastructure, aviation, public-sector, commercial, custodial, healthcare, heritage or other technically demanding environments would be relevant.
  • You should have a good understanding of mechanical systems including pipework, ventilation, ductwork, plantrooms, heating, cooling, public health, drainage, BMS interfaces and commissioning requirements.
  • You will need to be commercially aware, with the ability to manage procurement, cost, variations, subcontractor performance and project reporting.
  • You should be confident managing subcontractors, supervisors, engineers and site teams in live or access-restricted environments.
  • You will need strong communication skills and the ability to deal properly with clients, consultants, project teams and senior management.
  • CSCS and SMSTS would be expected.

Why this role

This is a strong opportunity for a Mechanical Project Manager who wants broader project exposure than standard commercial M&E.

You will be working across infrastructure-led projects where planning, access, coordination, safety and technical delivery all matter. The schemes are varied, the environments are challenging and the role gives you genuine ownership across the full mechanical delivery.

For someone with strong mechanical building services experience who wants a stable permanent role with varied projects and proper responsibility, this is a good move.
