Role Overview
We are looking for an experienced, reliable and well-presented Multi-Skilled Maintenance Operative / Engineer to support planned and reactive maintenance works across private residential, prime and super-prime properties.
The successful individual will be practical, hands-on and capable of working independently. They must be able to diagnose issues, complete repairs efficiently, protect client property, communicate clearly, and deliver a discreet, white-glove service at all times.
This role requires strong finishing standards, good judgement, and the ability to recognise when specialist trades are required.
Key Responsibilities
- Carry out planned preventative maintenance and reactive repairs across private residential, prime and super-prime properties.
- Inspect, diagnose and resolve maintenance issues efficiently and with minimal supervision.
- Complete repairs to a high standard, with particular attention to presentation and finishing.
- Identify additional works and report findings, recommendations and specialist requirements clearly.
- Complete accurate digital job notes, photographs, time records, material records and completion reports.
- Investigate and repair minor leaks and basic domestic plumbing issues.
- Replace taps, wastes, traps, valves, toilet fittings and similar plumbing components where competent.
- Unblock sinks, toilets, showers and minor drainage issues where practical.
- Replace silicone and complete minor bathroom repairs and making-good.
- Refer pressurised systems, cylinders and specialist plumbing work to appropriately qualified contractors.
- Adjust and repair doors, hinges, locks, handles, closers, cupboards and fitted furniture.
- Complete minor joinery works and install shelving, ironmongery, fixtures and fittings.
- Carry out painting, touch-ups, surface preparation, filling and minor plaster repairs.
- Apply sealants and decorative finishes to a high standard.
- Carry out minor tiling, masonry, furniture assembly and general building repairs.
- Hang pictures, mirrors, shelves and equipment safely using appropriate fixings.
- Replace lamps, light fittings, switches and sockets only where competent, authorised and legally permitted.
- Carry out basic electrical visual checks and fault finding, referring certifiable or notifiable work to qualified electricians.
- Provide and maintain suitable hand tools, power tools, PPE and basic site-protection equipment.
- Source or collect materials where required, following company approval and purchasing procedures.
- Protect floors, furniture, fixtures, finishes and personal possessions before beginning work.
- Leave all working areas clean, tidy, safe and ready for client use.
- Complete dynamic risk assessments and follow company health and safety procedures, RAMS and site rules.
- Report hazards, unsafe conditions, near misses, incidents and access issues promptly.
- Communicate professionally with clients, residents, property managers, colleagues and contractors.
- Maintain confidentiality and provide a discreet, respectful white-glove service in occupied homes.
- Have at least three to five years’ relevant property-maintenance or multi-trade experience.
- Hold a full UK driving licence and ideally be based within or close to the KT, SW or TW postcode areas.
- For self-employed engagement, hold appropriate public liability insurance, a UTR and relevant business documentation.
- Provide relevant qualifications, references and right-to-work documents, and complete a DBS check where required.
