The role

With ambitious plans to build and regenerate 7,000 homes by 2030, we're looking for an experienced National Sales & Marketing Director to lead our sales and marketing function, drive commercial performance and help shape the next chapter of Orbit Homes' development ambitions.Reporting to our Chief Development Officer, you'll take national responsibility for our Sales & Marketing function, leading regional teams to deliver strong sales performance, maximise revenue and provide an excellent customer experience. This is a senior leadership role with significant influence across our development business. You'll shape our sales and marketing strategy, provide commercial insight into new development opportunities and ensure our homes are positioned effectively within their local markets. It's an exciting time to join Orbit and play a leading part in our journey towards 2030. You'll help turn our wider ambitions into action, bringing together commercial performance, customer experience and our commitment to building sustainable homes and thriving communities. Collaboration across Orbit Group will be central to your success. You'll build strong cross-functional partnerships, bringing together colleagues from Land, Development, Finance, Group Marketing and Communications and other areas of the business to make well-informed decisions about future schemes, pricing, product mix and investment.

What you'll achieve

You'll provide strategic and operational leadership across our national Sales & Marketing function, with responsibility for:

  • Sales strategy and performance: Developing and delivering sales strategies that achieve targets, maximise revenues and support our wider development ambitions.
  • Shared ownership and private sale: Leading sales performance across both tenures, ensuring our approach reflects market conditions, customer demand and the requirements of each product.
  • Commercial insight and collaboration: Working across Land, Development, Finance, Group Marketing and Communications and the wider Orbit Group to assess new opportunities, inform scheme viability, optimise pricing and product mix and deliver strong customer and commercial outcomes.
  • Marketing and customer engagement: Working with our Group Marketing and Communications team to develop effective campaigns, strengthen our market presence and generate quality sales enquiries.
  • Financial performance: Managing sales and marketing budgets, forecasting revenues, controlling costs and delivering value for money.
  • Leadership and development: Leading, motivating and developing geographically dispersed sales and marketing teams, creating a high-performance culture with a strong customer focus.
  • Market insight and customer experience: Using market intelligence, customer insight and emerging trends to shape our sales strategies while ensuring customers receive a high-quality, consistent experience throughout their homebuying journey.
  • Sustainability and social value: Ensuring our approach considers sustainability, inclusion and the wider social value we can create through the homes and communities we help deliver.

As a member of the Development Leadership Team, you'll also contribute to wider business planning, strategic decisions and the continued development of Orbit Homes.

Although this position will be advertised against our Garden Court Head Office in Coventry, we recognise the national nature of the role and welcome applications from candidates based across the Midlands, Milton Keynes, Cambridgeshire and other suitable central locations.

The role will require regular travel across Orbit Homes' operating regions, particularly the East and South East of England, so candidates will need to be comfortable travelling as part of their normal working arrangements.
