Are you an experienced Operations, Contracts or Estates Manager looking for a role with genuine ownership and influence? A leading organisation is seeking an Operations Manager in Hatfield to oversee day-to-day service delivery across a large, complex residential estate.
You’ll manage outsourced FM partners, monitor contractual performance and work closely with key stakeholders to ensure the estate remains compliant, efficient and delivers an excellent experience for its residents.
The Role As the Operations Manager, you’ll:
- Lead day-to-day operational and FM service delivery across the estate.
- Manage outsourced FM providers, contractors and service performance.
- Monitor PPM delivery, statutory compliance, SLAs and defect resolution.
- Support lifecycle planning, capital works and asset improvement projects.
- Interpret and monitor PPP/PFI contractual obligations.
- Manage budgets, CAPEX, operational costs and commercial reporting.
- Use FM and helpdesk performance data to identify improvements.
- Build strong relationships with clients, boards, FM partners and internal stakeholders.
- Support ESG initiatives and long-term asset sustainability.
- Lead the operational response to incidents and out-of-hours emergencies when required.
- 3+ years’ experience within FM, operations, contracts, estates or a similar role.
- Experience managing outsourced FM providers and service performance.
- Strong knowledge of PPM, statutory compliance and asset management.
- Commercial awareness, including experience with budgets, CAPEX and operational costs.
- Strong stakeholder management and influencing skills.
- The confidence to make decisions within a fast-paced operational environment.
- Experience within PPP/PFI, Higher Education, student accommodation or complex estates would be highly advantageous.
- A relevant FM, engineering or project management qualification would be beneficial.
- Up to £56,000
- 37.5 hours per week, Monday to Friday
- Hybrid working with up to 2 days per week from home
