Overview

We are seeking an experienced Pre-Construction Estimator to manage the tender and preconstruction process from initial enquiry through to project award and handover.


The role requires strong commercial and technical knowledge, excellent attention to detail, and the ability to coordinate estimating, design, programming, procurement and contractual requirements.


Key Responsibilities:


  • Manage tenders from initial enquiry through to submission, award and handover.
  • Review drawings, specifications and tender documents, producing accurate take-offs, estimates, budgets and pricing schedules.
  • Prepare scopes of works and manage subcontractor enquiries, quotations, clarifications and tender comparisons.
  • Assess buildability, construction methodology, sequencing, risks and opportunities, working closely with design and project teams.
  • Prepare and maintain tender and preconstruction programmes, monitoring costs, procurement and key milestones.
  • Lead subcontractor and supplier procurement and support contract negotiations and administration, including JCT documentation.
  • Attend client, consultant and subcontractor meetings and support tender presentations where required.
  • Provide a comprehensive handover to the delivery team, ensuring all commercial, contractual, design, programme and procurement information is transferred effectively.
  • Maintain strong relationships with clients, consultants, subcontractors and internal teams while working to company procedures and commercial controls.


Knowledge & Experience:


  • Proven experience in preconstruction, estimating, quantity surveying or commercial management within construction or fit-out.
  • Strong ability to read drawings and specifications and understand construction methodology and buildability.
  • Experience managing tenders through to contract award.
  • Strong Excel and Microsoft Office skills, including cost plans, pricing, margins and procurement trackers.
  • Experience with construction programmes and JCT contracts.
  • Good understanding of Building Regulations and relevant statutory requirements.
  • Highly organised, commercially aware and able to work effectively under pressure.
  • Excellent communication, negotiation and relationship-building skills.


Budget Responsibility

  • Ability to independently estimate projects up to approximately £1m, with support from the wider preconstruction team.
