Pre Construction Manager

TRIbuild Solutions are looking for an experienced Pre-Construction Manager on behalf of a well-established specialist contractor operating across the carpentry and joinery sectors throughout London and the surrounding areas.

Our client has grown through strong and continuous client relationships to become a leading specialist within its sector, with a reputation for quality, reliability and the pursuit of project excellence.

Working across both the public and private sectors, the business is committed to developing long-term relationships with clients, subcontractors and suppliers. With ambitious growth plans, they are looking to strengthen their senior management team with the appointment of an experienced Pre-Construction Manager.

The Pre-Construction Manager will take a lead role across the entire pre-construction process, overseeing projects from initial enquiry and tender through design development, commercial review and final handover to the delivery team.

A major part of the position will be managing and coordinating the design team, while working closely with estimating, commercial and operational teams to ensure projects are technically sound, commercially viable and fully prepared for construction.

The successful candidate will be responsible for ensuring the design, programme, procurement strategy, cost plan and construction methodology are properly aligned before projects progress to site.

• Lead and manage the pre-construction process across multiple projects

• Manage, coordinate and support the design team

• Oversee design development and ensure information is produced in line with project programmes

• Review drawings, specifications and technical information

• Manage design meetings and coordinate consultants, clients and subcontractors

• Identify and resolve design, buildability, commercial and programme risks

• Oversee and contribute to the preparation of tender submissions

• Review tender documentation, drawings, programmes and scopes of works

• Support estimating, measurement and take-offs where required

• Review cost plans and tender pricing alongside the estimating and commercial teams

• Attend pre-contract meetings and negotiations with clients

• Lead value engineering exercises and identify alternative design and construction solutions

• Review subcontractor and supplier proposals and technical submissions

• Ensure procurement requirements are identified early within the pre-construction programme

• Challenge designs to ensure solutions are practical, buildable and commercially viable

• Maintain strong communication between design, estimating, commercial and operational teams

• Manage the transition and handover from pre-construction into the project delivery team

• Ensure projects are fully coordinated and ready for successful delivery on site

We are looking for an experienced construction professional who can combine strong technical and design knowledge with commercial awareness and an understanding of the estimating process.

The successful candidate is likely to have previously worked as a Pre-Construction Manager, Senior Design Manager, Design Manager or in a senior estimating/pre-construction position within a specialist contractor or subcontractor environment.

Experience within carpentry, joinery, fit-out or specialist construction packages would be highly advantageous.

You will need to be confident managing design teams, reviewing technical information and dealing directly with clients, consultants, subcontractors and senior management.

This position requires somebody who can see the full picture during pre-construction - understanding not only the design, but also how decisions impact cost, procurement, programme, buildability and ultimately the successful delivery of the project.
