Senior Project Manager / Project Director 2 x £30m new build schemes in SW London

 

An established, privately owned London principal contractor is looking to appoint a Senior Project Manager / Project Director to oversee two major new-build projects in South West London.

Both schemes are around £30m.

One is a 9-storey co-living project, already on site.

The second is a 200+ bedroom new-build hotel, currently in final design/pre-construction ahead of site commencement.

This is not a role for someone to simply keep an eye on things.

The Senior Project Manager / Project Director will sit above both site teams, reporting directly to the Managing Director and working closely with the technical/design lead to make sure both projects are driven properly from design through to delivery.

Each project has its own site-based management team, with support from commercial, buying, technical and engineering resource.

So you won’t be expected to run two £30m jobs single-handedly with a phone permanently glued to your ear.

You will, however, be expected to know what is going on, where the pressure points are and what needs sorting before it becomes expensive.

The role As Senior Project Manager / Project Director, you will be responsible for:

  • Overall leadership across both projects
  • Managing and supporting the site-based teams
  • Working closely with the design and technical functions
  • Reviewing and challenging programmes
  • Monitoring progress, quality, commercial performance and risk
  • Supporting procurement and key project decisions
  • Managing client and consultant relationships
  • Reporting directly to the Managing Director
About you The successful Senior Project Manager / Project Director will ideally have:

  • 20+ years' construction experience
  • 10+ years leading significant projects
  • Strong new-build and D&B experience
  • Experience delivering projects in the £15m–£40m+ range
  • Residential, co-living, hotel or similar multi-storey experience
  • Strong design and pre-construction understanding
  • Good commercial and programme awareness
  • Proficiency with Microsoft Project
  • Procore experience beneficial
This Senior Project Manager / Project Director role is likely to suit someone from a good small-to-medium-sized principal contractor background, where senior people are expected to understand the whole job rather than only one part of it.

There is enough structure around you to deliver properly.

But not so much that every decision needs three meetings, two reports and a PowerPoint nobody reads.

The right Senior Project Manager / Project Director will have genuine influence across both schemes and work closely with the people actually making the decisions.

£90,000–£110,000 (negotiable if slightly north of this)+ Executive Car Allowance + Travel Paid
