Project Manager – Planned Works, Voids & Major Works

We’re looking for an experienced Project Manager to join our growing Planned Works, Voids & Major Works Division.
This is a key operational role responsible for the successful delivery of multiple projects across our social housing portfolio. We’re looking for someone who is comfortable taking ownership of projects from mobilisation through to completion, managing site teams, subcontractors, programmes, commercial performance and client relationships.
The Role
As Project Manager, you will be responsible for:
- Managing planned, void and major works projects from mobilisation through to handover.
- Leading Site Managers, Project Coordinators and subcontractor teams.
- Developing, reviewing and maintaining detailed programmes of works.
- Monitoring project progress, labour resources and subcontractor performance.
- Ensuring projects are delivered safely, on programme, within budget and to the required quality standards.
- Working closely with the Commercial Team to manage valuations, variations, subcontractor accounts and project margins.
- Managing client relationships and attending progress, commercial and operational meetings.
- Identifying programme, commercial and operational risks at an early stage and implementing recovery plans where required.
- Ensuring subcontractor packages and scopes of works are clearly defined and effectively managed.
- Driving quality through regular site inspections, snagging and effective close-out procedures.
- Monitoring KPI performance and ensuring contractual targets are achieved.
- Supporting the continued development and growth of the Planned, Voids & Major Works Division.
About You
We’re looking for someone who:
- Has proven Project Management experience within construction, refurbishment or property maintenance.
- Ideally has experience delivering social housing planned works, voids, major works or refurbishment programmes.
- Has strong operational knowledge and is comfortable managing several projects or workstreams simultaneously.
- Has a good understanding of project commercial management, variations, subcontractor procurement and cost control.
- Is confident managing clients, subcontractors and internal project teams.
- Has excellent organisational and communication skills.
- Takes ownership and is proactive in resolving problems.
- Has a strong focus on programme, quality, health & safety and customer satisfaction.
- Holds relevant construction qualifications such as SMSTS, CSCS and First Aid.
