Project Manager - Principal delivery
RTL Group Ltd
About the Client
Our client is a global real estate contractor responsible for a wide portfolio of assets across the UK and internationally. With a growing programme of works across their London portfolio, they are looking to secure a strong project management team and are seeking an experienced Project Manager to take ownership of principal delivery.
The Opportunity
This Project Manager position sits at the centre of the client relationship, running fit-out, refurbishment and workplace schemes with individual values of up to £5M from first briefing through to handover. Alongside running live projects, the Project Manager will keep oversight of the wider portfolio through the client's project tracker, giving accurate reporting and clear visibility of where every scheme stands so that priorities can be set sensibly across the board.
What You'll Be Doing
Running the projects
- Taking schemes through design, procurement, construction, commissioning and final handover
- Keeping delivery within agreed scope, budget, programme and quality standards
- Writing and maintaining execution plans, delivery strategies, programmes and risk registers
- Contributing to pre-construction work including buildability reviews, sequencing and mitigation planning
- Closing schemes out properly: snagging, T&C follow-up, practical completion, handover documentation and warranties
Managing the commercials
- Leading tendering, contractor selection, bid evaluation, negotiation and contract administration
- Tracking financial performance through budgeting, forecasting, cost control, change management, invoicing and final account
- Flagging risks and constraints early and putting corrective action in place
Managing the relationships
- Acting as the day-to-day point of contact for the client and key stakeholders
- Pulling together consultants, contractors, suppliers, FM teams, landlords and client representatives
- Chairing progress meetings, workshops and decision-making forums
- Reporting up through dashboards, status updates, financial summaries and board-level presentations
- Supporting and mentoring more junior members of the project management team

The right Project Manager will have at least seven years in project management across construction, fit-out, refurbishment, workplace or capital works, and will be comfortable operating client-side with minimal supervision.
