We are seeking an experienced Project Surveyor to oversee refurbishment, maintenance and improvement works across a portfolio of private residential apartment blocks throughout North London, Essex, Hertfordshire and Buckinghamshire.

Working three days per week, the successful candidate will take responsibility for projects from initial inspection and specification through to contractor appointment, project delivery, completion and final account. The role will involve managing a diverse programme of works to communal areas, building exteriors and grounds, ensuring projects are delivered safely, to a high standard, on time and within budget.

This is an excellent opportunity for an experienced Project Surveyor or Building Surveyor who enjoys working autonomously and has strong experience in residential refurbishment, contractor management and project delivery.

Key Responsibilities

  • Manage refurbishment and planned maintenance projects across a portfolio of private residential apartment blocks.
  • Undertake site inspections and assess the condition of buildings, communal areas and external areas.
  • Prepare detailed specifications, schedules of work and scopes for planned and refurbishment projects.
  • Appoint and manage contractors and specialist subcontractors.
  • Manage projects from inception through to practical completion and final account.
  • Manage variations, defects, snagging and unforeseen works.
  • Ensure projects are delivered on time and within agreed budgets.
  • Monitor expenditure, contractor valuations and final accounts.
  • Provide regular project updates and reports to clients and senior stakeholders.
  • Coordinate works with residents, managing agents, leaseholders, contractors and other stakeholders.
  • Manage refurbishment of communal areas, including entrance halls, corridors, stairwells and associated facilities.
  • Oversee roofing repairs, renewal and associated building fabric works.
  • Manage internal and external decoration programmes.
  • Oversee fire safety improvement and upgrade works.
  • Manage external works and grounds maintenance programmes.
  • Identify defects and recommend appropriate remedial solutions.
  • Ensure all works comply with relevant legislation, Building Regulations, CDM requirements, health and safety legislation and industry standards.

Experience & Qualifications

The successful candidate will ideally have:

  • Proven experience as a Project Surveyor, Building Surveyor, Clerk of Works or similar property professional.
  • Experience managing refurbishment and maintenance projects within residential apartment blocks.
  • Strong knowledge of residential construction and building maintenance.
  • Experience preparing specifications and schedules of work.
  • Proven experience appointing and managing contractors.
  • Experience managing projects from inception through to completion.
  • Strong understanding of project costs, budgets, programmes and contract management.
  • Experience managing health and safety requirements and contractor compliance.
  • Good knowledge of CDM, Building Regulations and relevant health and safety legislation.
  • Experience overseeing fire safety improvement works would be advantageous.
  • Strong communication and stakeholder management skills.
  • Ability to work independently and manage multiple projects across a geographically dispersed portfolio.
  • Full UK driving licence and access to a vehicle.
