The Opportunity
Damicor are currently recruiting for an experienced Quantity Surveyor to join a well-established M&E engineering services provider delivering mechanical, electrical and fabric refurbishment and fit-out projects across London and the South East.
Reporting to the Commercial Manager, the Quantity Surveyor will be responsible for the day-to-day commercial management of allocated projects, helping to protect profitability and ensure projects are delivered in accordance with contractual, financial and commercial requirements.
The role will work closely with Project Managers, Project Engineers, subcontractors, suppliers and clients, providing accurate commercial information and identifying risks and opportunities throughout the project lifecycle.
Key ResponsibilitiesCommercial Management
- Manage the commercial aspects of allocated projects from contract award through to final account.
- Monitor project costs, commitments and expenditure to protect profitability.
- Prepare and maintain accurate project cost reports and forecasts.
- Manage applications for payment and valuations.
- Identify, assess and manage variations and changes.
- Monitor project performance against budgets and commercial targets.
- Identify commercial risks and opportunities and escalate significant issues where required.
- Support the preparation and agreement of final accounts.
- Administer project contracts in accordance with contractual requirements.
- Develop a sound working knowledge of NEC, JCT and other relevant forms of contract.
- Monitor contractual obligations, notices and key commercial dates.
- Maintain accurate records of contractual correspondence and changes.
- Support the assessment and agreement of variations and compensation events where applicable.
- Escalate contractual risks, disputes and significant commercial issues to the Commercial Manager.
- Support the procurement of subcontractors and suppliers.
- Prepare enquiries, review quotations and complete commercial comparisons.
- Support the negotiation and agreement of subcontract and supplier packages.
- Assist with the preparation and administration of subcontract orders and agreements.
- Monitor subcontractor costs, applications, variations and commercial performance.
- Maintain effective working relationships with subcontractors and suppliers.
- Identify opportunities for improved value, cost savings and commercial efficiency.
- Prepare accurate applications for payment in accordance with contractual requirements.
- Assess client valuations and payment responses.
- Prepare and maintain valuation backup and supporting records.
- Monitor payment certification and cashflow.
- Assist with resolving valuation and payment queries.
- Ensure commercial information is submitted accurately and on time.
- Maintain accurate project cost information.
- Monitor committed and forecast costs against approved budgets.
- Prepare monthly cost/value reports for allocated projects.
- Identify potential cost overruns and commercial risks at an early stage.
- Provide clear commercial information to Project Managers and the Commercial Manager.
- Support project forecasts and margin analysis.
- Work closely with Project Managers and Project Engineers to support successful project delivery.
- Attend project and commercial review meetings.
- Provide commercial input into procurement, programme and project delivery decisions.
- Promote commercial awareness across project teams.
- Support tender reviews and bid submissions where required.
- Provide commercial information to support project decision-making.
- Maintain accurate records throughout the project lifecycle.
- Prepare subcontractor final accounts.
- Assist with client final accounts.
- Ensure variations, claims and outstanding commercial matters are captured.
- Work with project teams to resolve outstanding commercial issues.
- Ensure commercial records and reports are accurate, timely and complete.
- Contribute to improving commercial processes, systems and reporting.
The successful candidate will have:
- Experience working in a Quantity Surveying or commercial role within the M&E, building services, refurbishment or fit-out sector.
- Good understanding of mechanical and electrical project delivery.
- Strong understanding of project cost control and commercial management.
- Experience with valuations, variations, subcontract management and final accounts.
- Understanding of NEC, JCT or other relevant standard forms of contract.
- Strong numerical and analytical skills.
- Good Microsoft Excel skills.
- Excellent attention to detail and accuracy.
- Strong communication and negotiation skills.
- Ability to manage competing priorities across multiple projects.
- Strong commercial awareness with a focus on protecting project profitability.
- Full UK driving licence.
- Degree or equivalent qualification in Quantity Surveying, Commercial Management or a related discipline.
- Working towards professional membership of RICS, CICES or equivalent.
- Experience within M&E, refurbishment, fit-out or building-services environments.
- Experience using commercial management software.
- Knowledge of BIM and digital construction processes.
