I'm working with a well-established construction and property services contractor who are looking to appoint an experienced Quantity Surveyor to join their commercial team in Stratford-upon-Avon. The successful candidate will work on a major programme of planned refurbishment and improvement works across residential properties, managing the commercial performance of projects ranging from £1m to £15m.
Experience within Property Services, Social Housing or Planned Maintenance would be preferred, but is not essential. The client is also open to Quantity Surveyors from other construction backgrounds, including residential, new build, refurbishment and general contracting, provided you have strong core commercial experience.
The Role
Reporting into the Commercial Manager, you'll take commercial responsibility for a range of planned works programmes, working closely with the operational team and supporting more junior members of the commercial function.
The projects include a variety of residential improvement and refurbishment works, such as:
- Re-roofing
- Kitchen and bathroom replacements
- Window and door replacements
- Electrical testing and inspection programmes
- Residential refurbishment
- Elemental improvement works
You'll play a key role in ensuring projects are commercially controlled, profitable and delivered in line with contractual requirements.
Key Responsibilities
- Manage the commercial performance of projects from start to completion
- Ensure full commercial entitlement is secured under the contract
- Monitor project costs, revenue, margins and overall performance
- Prepare and manage CVRs, CVCs and management accounts
- Manage valuations, applications and monthly invoicing
- Monitor cash flow and resolve commercial queries
- Manage subcontractors and supply chain partners
- Work closely with Operations and Finance on commercial performance
- Analyse management information and project costs
- Support robust budget and cost control
- Build strong relationships with clients, subcontractors and internal stakeholders
- Provide guidance and support to more junior members of the commercial team
What We're Looking For
We're interested in speaking with Quantity Surveyors from a range of construction backgrounds.
Ideally, you'll have:
- Previous Quantity Surveying experience
- Experience managing the commercial side of construction projects
- Strong cost control and commercial management skills
- Experience with valuations, CVRs and financial reporting
- Good Excel skills, including VLOOKUPs, Pivot Tables and formulas
- Strong communication and stakeholder management skills
- A full UK driving licence
Property Services / Social Housing experience would be advantageous, particularly experience with:
- Planned Maintenance
- Refurbishment
- Residential improvement works
- NHF SOR / Schedule of Rates
- Social Housing contracts
However, candidates from other construction sectors such as residential/new build will also be considered.
