Role Purpose
As a Quantity Surveyor, you will report directly to the Construction Director, managing three bespoke housing developments playing a pivotal role within the commercial team. Your primary focus will be on sub-contract procurement, cost control, and ensuring the smooth progression of projects from inception to completion. You will be instrumental in managing subcontractor relationships, processing payments, and handling final accounts. Your expertise will directly impact the financial health and operational efficiency of the projects, making you an indispensable part of the team.
Key Responsibilities
• Procurement of subcontractors
• Managing pre-start meetings with sub-contractors
• Placing of sub-contract orders
• Agreeing and processing regular subcontractor payments
• Pricing and agreement of variations
• Issuing of amended drawings and other relevant information required by subcontractors
• Ensuring subcontractors comply with their contractual obligations
• Agreeing final accounts
• Supporting after-sales with post-completion issues where necessary
• Releasing subcontractor retentions at the appropriate times
• Provide support in producing pre-start budgets
• Constantly monitor costs throughout and produce regular costs reports of live projects
• Report on movements in costs against budgets or previous reports
• Value engineer where considered appropriate
• Involvement with progressing technical matters relating to sub-contractors and suppliers as necessary
• Assist with material buying as/when necessary
• Be aware of Health & Safety and COSHH regulations, including Fire Evacuation requirements
Requirements
• Proven experience in a similar role within the construction industry
• Strong understanding of sub-contract procurement and cost control
• Excellent communication and negotiation skills
• Ability to manage multiple tasks and projects simultaneously
• Proficiency in relevant software and tools
• Commitment to maintaining high standards of health and safety
