Our client is an established building services and maintenance contractor specialising in the delivery of property maintenance, refurbishment and project services across a range of sectors.

The business has developed strong relationships with public sector and healthcare clients delivering maintenance and refurbishment solutions within complex, live and operational environments. A key area of its work involves supporting mental health facilities and healthcare establishments, where maintaining safe, compliant and fully operational environments is essential.

Due to continued demand they are looking to appoint an experienced Reactive Maintenance Project Manager to support their growing workload.

Reactive Maintenance Project Manager Opportunity:

An excellent opportunity has arisen for a Reactive Maintenance Project Manager to oversee a high volume of reactive maintenance and small refurbishment works across mental health facilities and healthcare environments.

Based from the company's Billericay office, the successful candidate will be responsible for attending sites, surveying incoming maintenance requests, assessing the scope of works and coordinating the delivery of repairs and refurbishment projects across East London, North London, Luton and Bedford.

Working closely with the Helpdesk and Projects Coordinator, you will receive incoming maintenance requests, visit the relevant sites to assess the required works and provide detailed information to allow quotations to be prepared and submitted to the client.

This is a fast paced, hands on position where you could be dealing with anything from a minor plastering repair to a full shower room refurbishment. The role will involve managing approximately 5–10 new requests per day, with a strong emphasis on organisation, responsiveness and meeting tight quotation deadlines.

Key Responsibilities

·      Attend healthcare and mental health facilities to survey reactive maintenance requests received through the client's helpdesk.

·      Assess the scope of works, identify required repairs and establish the resources and trades needed to complete each job.

·      Prepare clear survey findings and pass relevant information to the Projects Coordinator to enable accurate quotations to be produced.

·      Work closely with the Projects Coordinator to ensure quotations are prepared and returned within the required 5–7-day turnaround.

·      Liaise with the company's established subcontractor network to obtain pricing and coordinate the required trades.

·      Manage multiple reactive maintenance jobs simultaneously, prioritising workloads and responding to changing client requirements.

·      Oversee works from initial survey through to completion, ensuring projects are delivered safely, efficiently and to the client's expectations.

·      Maintain regular communication with clients, subcontractors and internal teams, providing updates on progress and resolving any issues.

·      Ensure all works are carried out appropriately within live healthcare and mental health environments, minimising disruption to patients, staff and daily operations.

Type of Projects & Works

The projects will vary considerably in size, scope and value, typically ranging from approximately £100 to £12,000–£15,000.

Examples of works include:

·      Plastering and minor building repairs, including holes in walls and ceilings.

·      Ceiling repairs and replacements.

·      Internal wall repairs and full room redecoration.

·      Flooring repairs and replacements.

·      Shower room repairs and full refurbishments.

·      General building maintenance and associated refurbishment works.

The successful candidate will need to be comfortable managing both small reactive jobs and larger refurbishment packages, ensuring each is properly surveyed, quoted and delivered.

Candidate Requirements

·      Previous experience as a Reactive Maintenance Project Manager, Maintenance Project Manager, Small Works Project Manager or similar.

·      Strong background in building maintenance, property repairs, refurbishment or facilities management.

·      Experience surveying works, assessing scopes and coordinating subcontractors.

·      Good understanding of general building trades, including plastering, decorating, flooring, ceilings and bathroom/shower room refurbishments.

·      Experience managing multiple jobs and competing priorities within a fast paced environment.

·      Full UK driving licence and willingness to travel across the required regions (All travel paid by company)
