Repairs Operations Manager / Contracts Manager (Social Housing – Office Based)

Our client, a long‑established national provider of repairs and maintenance services within the social housing sector, is seeking to appoint an experienced Repairs Operations Manager / Contracts Manager. With over 20 years of proven delivery across social housing, health and defence environments, the organisation is recognised for its robust in‑house delivery model, covering responsive repairs, maintenance, voids refurbishment and planned works.

This is a pivotal, fully office‑based role responsible for leading the operational delivery of a reactive repairs contract. The successful candidate will oversee office teams, coordinate field operatives, and act as the primary point of contact for the client, ensuring exceptional service performance and commercial success.

Key Responsibilities

  • Take full operational ownership of the reactive repairs contract, ensuring KPIs, service standards and client expectations are consistently achieved

  • Monitor and drive performance of field operatives, ensuring productivity, quality and first‑time fix rates remain high

  • Lead, support and develop the office‑based scheduling team, providing structure, direction and daily operational oversight

  • Act as the primary escalation point for operational issues, ensuring swift and effective resolution

  • Maintain strong working relationships with housing association and local authority clients

  • Analyse performance data, identifying underperformance or risk areas and implementing corrective actions

  • Manage contract profitability, including cost control, resource planning and commercial reporting

  • Provide regular operational and financial updates to senior leadership and Board level

  • Ensure seamless coordination between office teams and field operatives to deliver a high‑quality customer experience

About You

  • Proven experience in a similar operational role within social housing, reactive repairs or maintenance services

  • Strong understanding of KPI‑driven service delivery environments

  • Experience managing planners/schedulers and coordinating field‑based teams

  • Commercially astute, with the ability to manage performance, budgets and profitability

  • A confident communicator capable of managing client relationships at all levels

  • Highly organised, proactive and solutions‑focused, particularly under pressure
