Residential Valuation Surveyor / Registered Valuer

About the Client TML Recruitment is representing an independent, multidisciplinary property consultancy based in London, established for nearly a century. The firm provides a comprehensive range of services across the commercial and residential sectors, with a strong reputation for valuation and advisory work.

Role Overview This role is residential development‑focused, requiring a Chartered Surveyor / Registered Valuer with a can‑do attitude and the ability to pick up projects and run with them. The team’s traditional work has been with local authorities and housing associations, but where they are particularly busy is in loan security valuations for development purposes.

Assignments often involve advising on schemes such as large housing developments,  for example, assessing the worth and market rent of 200 new flats in Camberwell, or undertaking Section 106 viability work for clients. The team is also working to bind together development consultancy and valuation more closely, offering integrated advice.

The client base is varied, with significant work for Homes England, and projects spanning London, Portsmouth, Liverpool, Wales, and Cornwall. While the emphasis is on residential valuations, there is scope to cover some commercial assets too — and candidates with experience across both will be highly valued.

Key Responsibilities

  • Undertake RICS Red Book valuations of residential properties, development sites, and mixed‑use assets.

  • Provide valuation advice for loan security, investment, acquisition, disposal, and financial reporting.

  • Carry out development appraisals, including Section 106 viability assessments.

  • Liaise with clients, lenders, and stakeholders throughout the valuation process.

  • Conduct inspections, measurements, and market research to support accurate reporting.

  • Work collaboratively with external advisors such as planning consultants, architects, and viability specialists.

  • Manage a varied caseload, ensuring delivery of high‑quality work to deadlines.

  • Contribute to business development and client relationship management.

Person Specification

  • MRICS qualified with minimum three years’ post‑qualification experience.

  • RICS Registered Valuer.

  • Strong valuation experience across residential property types, ideally with exposure to development consultancy and Section 106 work.

  • Excellent communication and report‑writing skills.

  • Analytical, detail‑oriented, and commercially aware.

  • Proficiency in Microsoft Office and valuation software (e.g. Argus, Valos, KEL).
